Property description

The Huntsman is a unique home with endless character, a massive connection to local history, and extreme flexibility in its use. Also set within the spacious ground is a fully functional outbuilding which has two bedrooms, two bathrooms and a good sized living space.

Situated just 1.5 miles of off the nearest junction onto the A1M, and only 5 miles from the A14 it is at a key crossroads of the road network, hence the reason a Coaching Inn was built on the site. This will be the first time this property has come to market as a residence in its 290 year history.

This Grade II Listed Building and old Granary, stables and coaching house, original known as the Crown and Woolpack, was a Coaching Inn built in 1725 on the Great North Road (The old Roman Road, Ermine Street). It remained in continuous use as a Coaching Inn then an Inn until 1990. It was acquired by the present owners in 1995, initially for commercial use, until Full Planning Consent was obtained for change of use to full residential in 2001.

The building underwent extensive services and structural modernisation in 1989, including central heating and re-wire. This was then followed by an extensive, restoration programme over the last 15 years with reinstatement of many period style features to make it the comfortable home it now is, with 8 bedrooms, 6 bathrooms, 2 wc`s, 4 principle receptions, potential annex, extensive outbuildings and a 0.34 of an acre overall footprint.

The Inn was owned by the Conington Estate, property of the Bruce family (of Scottish Kings fame), and for some 140 years was actually part of Scotland. It was a principle stop for the horse drawn coaches from London to York, and at its peak stabled some 200 horses. The extensive cellar was a brewery at that time, and testament to this is that the adjoining field is named Brewery Field.

The building has an interesting history, with the EH Listing containing references to the then Blacksmith being responsible for reversing the horse shoes on Dick Turpin`s horse to confound his pursuers! A well-known Victorian novelist Verdant Green, who was actually the Vicar of nearby Glatton, using a female pseudonym, as the novels were romantic fantasy, sat and wrote many of his books in the main room of the Huntsman, then the bar of the Inn. He was also a personal friend of Charles Dickens who he once met at the then Holme station.
During WWII the whole of Conington Estate was requisitioned by the Department of war and was an Airfield, with the Inn and adjoining farm being Officers Billets during its use by the USAAF, the memorial stands near the entrance to the village. When a base it was visited by Clark Gable who was an officer in AFE (US equivalent of ENSA).

For those with an interest in nature, 2 miles to the East of the Huntsman is the new proposed National Park, The Great Fen Project. The Great Fen is a 50-year project to create a huge wetland area. One of the largest restoration projects of its type in Europe. It is also 2 miles South of what was the Napoleonic prisoner of war camp at Normans Cross, which featured in Time Team on the BBC.
