Property description

A rare opportunity to purchase an important piece of Dobcross heritage is this seven bedroom, three storey, stone built property that was part of the original sub branch of Uppermill Co-op built in the 1860s. The property is part commercial-operating as a Post office/minimarket and part as a family home which has occasionally operated on a bed and breakfast basis with further potential in this area. The living accommodation comprises: front and rear entrance, first floor hallway, spacious lounge, open plan kitchen-diner with balcony, bathroom suite, three fitted bedrooms and study. To the second floor there are four bedrooms, shower room and storage room. The utility and garage are to the ground floor with a Mezzanine workshop and file storage room above. The property is located within the conservation area around the centre of sought after Dobcross village, and many rooms enjoy extensive views of the surrounding Pennine Hills.

HISTORICAL INFORMATION Formerly part of the Saddleworth Cooperative Group, the block was built in the late 19th century to the standard of detailing and craftsmanship typical of Cooperative Movement buildings.

The property was part of a substantial commercial enterprise when it was first established, with the adjoining property being the manager's residence, the shop now known as 'Irony' was the butcher/fishmonger and the three separate cottages at the rear being for Co-op employees.

There were two shop windows and an open access area in between and this was always a loading/unloading bay for goods. The huge stone lintels can be seen from the road side elevation and the rear elevation of this space. It is our understanding that horse drawn carts used to enter from the rear, were unloaded (with the goods going into the cellar first of all) and then exited through the front. The mezzanine rooms were a much later addition. On the top floor of the building the remains of a hoist system can be seen, and so after unloading, a large proportion of the goods would have been hoisted up to the storage area which is now the first floor residential rooms.

In particular may be noted the fine stonework of the roman style kneelers over the original open access area and the presence of the original shop window and architrave over - rare and worthy relics in timber from this period. The building now forms part of the Dobcross Conservation Area.

POST OFFICE/MINI MARKET The post office/mini market produces a rental income (business for sale separately) and is included in the sale. Retail area approximately 629 sq ft with mail sorting office, storage and staff facilities.
