SHILLING HOUSE, WEST LYDFORD, SOMERTON, TA11 7DB

About the area
West Lydford is a pretty Somerset village in beautiful countryside between the towns of Somerton and Castle Cary. The major towns of the area, being Bristol, Bath Taunton and Yeovil, are all within commuting distance, Castle Cary station (5 miles) has a mainline station to London and the A303 is within a five minute drive. There are good state schools close by including Keinton Mandeville C of E primary, and Ansford Academy, which has the benefit of a school bus from the village, also many private schools including Millfield, Sherborne, Wells Cathedral, the Bruton schools, Downside and Hazelgrove.

*
This charming village is centred on the old Church, village hall, and ancient bridge over the River Brue and has many period houses and cottages with more recent additions. Lydford is a friendly and very active community, with a good number of societies and organisation. The village also enjoys excellent footpaths and bridleways in and around the village. Within a few minutes' walk is a local Budgens supermarket, also a well-regarded general store & post office which also provides banking facilities, newspapers and much more. The popular Cross Keys public house has recently been extensively refurbished and is also within easy walking distance.

Accommodation
Shilling House is approached from the village lane through a double opening five bar gate to a very generous graveled parking area and lawn. There are well planted beds and borders surrounding the property which include several mature ornamental trees and established shrubs.A Cedar and Douglas Fir verandah, which has a wooden balustrade and a shingle roof, leads to the part glazed wooden door leading to the INNER PORCH - with bleached style wood flooring, hanging hooks and fully glazed door with glazed side panels to the ENTRANCE HALL. Stairs rising, under stairs storage area and doors off to reception rooms.

* *
The charming SITTING ROOM faces south west and enjoys a bright open aspect over the front garden and village lane. The walls have painted wooden paneling which also incorporates ornate shelving above the cream enamel wood burning stove which is set on a flagstone hearth. Also facing front is the large versatile FAMILY ROOM which has potential for many uses including a formal dining room, playroom or studio.A light and bright KITCHEN/BREAKFAST ROOM has painted tongue and groove walls, bleached wood effect flooring and two generous windows overlooking the larger than average rear garden. The wall and base units are cream with metal grille inserts and brushed steel handles. Pale grey granite work surfaces and up stands continue into the windowsills and peninsular work area, which divides the kitchen from the breakfast room. Within the base units is an integral BOSCH dishwasher, a two bowl enamel sink and space for a range cooker (currently housing an electric EVERHOT range).

* *
The separate built in pantry has bags of shelving and storage. Lots of space for a free standing American style fridge. The BREAKFAST ROOM is open to the kitchen and offers great sociable entertaining space with plenty of room for a large dining table, easy chairs and dresser, also a recessed area containing floor to ceiling bookshelves. Also on the ground floor is a generous UTILITY ROOM with flooring as before, dual aspect windows and a half glazed door to the rear garden. This is an excellent room for wet dogs and muddy boots - which offers an inset round sink within a worktop, under which is space for washing machine, tumble dryer and lots of further storage space. Door to CLOAKROOM with obscure window to side, white WC and wall mounted basin.

First Floor
The first floor has FOUR BEDROOMS all leading from a spacious landing with airing cupboard. Three of thebedrooms are very generous doubles and all include built-in fitted wardrobes. The pretty MASTER BEDROOM, which is to the rear and hence overlooks the garden, has pale grey painted tongue and groove paneling above which is Kate Forman wallpaper. A door leads through to the spacious EN-SUITE SHOWER ROOM where the paneling continues - double shower, white WC, contemporary free standing basin atop a large storage unit, ladder towel radiator.The large FAMILY BATHROOM (once a fifth bedroom) offers a shaped bath with shower and curved screen over, a white WC and pedestal basin and pale grey marble tiles to all splash prone areas.

Gardens
Almost half an acre, the rear garden is mostly laid to lawn with mature trees, inlcuding an impressive Beech and deep abundant borders of interesting planting. There are raised vegetable beds and an enclosed, but now redundant, chicken coop and hen house. Within the well fenced and pet proof garden there are boundaries of old stone walls, recently erected full height fencing and mature conifers offering much privacy. Ancient apple and plum trees form a small orchard and provide both eating and cooking apples. A useful greenhouse sits on a concrete base and there is a covered log store and numerous wooden sheds including a 'Man Shed' with power and light. A sturdy wooden ARTIST STUDIO is well situated and also has power and light.
