Property description

Seldom available, an opportunity to acquire a valuable meadow amounting to 5.07 acres (2.05 hectares) with a long road frontage to a metalled country lane between the well respected villages of Bentworth and Medstead.

Description - 0' 0'' x 0' 0'' (0.00m x 0.00m)
Being sold for the first time in nearly half a century, the meadow is accessed via a galvanised farm gate from Jennie Green Lane, a verged and hedged/fenced lined lane off Trinity Road, which connects the two villages. The frontage exceeds 500ft (152.28m) with the land having a gentle fall to the South Westerly corner. Seasonally a colourful spectacle, the land includes an established belt of trees including Sycamore and Oak alongside the Northerly boundary and a young tree planting scheme within the hedged front curtilage.

The Northern and Eastern boundaries border farmland whilst the Southern boundary fronts Jennie Green Lane. To the Westerly side are the gardens and paddock of Cirrus, a single detached residential property occupying an extensive corner site at the junction of Trinity Road and Jennie Green Lane. The meadow has been used as open space for country enjoyment by the present owners over their long tenure. They had intended to try and obtain planning consent to build on the meadow an eco-friendly new home for their own occupation but have now decided to sell this marvellous parcel of Hampshire countryside. Whilst there are power lines traversing the land but no mains water connected, interested parties must satisfy themselves over the availability of services and any matters concerning planning.

Location
Jennie Green Lane, often referred to as New Copse, lies within 1.3 mile of the picturesque village centre of Bentworth where you will discover St Mary's C of E primary school and church, the village hall, the Star Inn and the village green opposite. In true village tradition, there are annual events including a fete, a gardening club and local societies, the equally well known Sun Inn, a pond and the cricket club. The community, with a history dating back to the Domesday Book and Medieval buildings such as Hall Farm House and the church, also possesses a golden postbox resulting from the 2012 London Olympics. High in the Hampshire hills, Bentworth is encompassed by unspoilt countryside traversed by footpaths, bridleways and byways.Medstead, another thriving village, is a similar distance away. The major towns of Alton (5.5 miles), Basingstoke and Winchester are within reach, the foremost having High Street shops, stores including Waitrose, M&S and Sainsbury's, senior schools and an FE college, a sports centre and a commuter rail service to London Waterloo (minimum journey time 67 minutes). There are also private schools with the diversity of the area evidenced by gliding at Lasham, golf courses near Alton, Four Marks and Alresford, fly fishing in the Itchen Valley and indoor cricket at Dummer.
