Property description
Trethevy Farm is a detached, Grade 2 listed property, dating back to the 18th century, and is set on the South facing flank of the well timbered valley of the river Inny, not far from its confluence with the river Tamar and the Devon/ Cornwall border.
In a sheltered sunny position the house is complemented by impressive, far ranging ,peaceful countryside. The house has 4 double bedrooms, 2 with en suite facilities, a family bathroom, 3 reception rooms, including an impressive bespoke and handmade kitchen, a boot / utility room with a cloakroom off. Outside are 3 stone and slated barns. 1 of these forms a detached annex with 2 bedrooms, wet room, kitchen /living room area. The property has underfloor heating and a wood burning stove.
Currently we use this as family overspill, but it could also make an independent holiday let. The sunny garden is enclosed and private.
There is also a separate office with wood burner. Outside there is a pebbled courtyard and parking area with a slate water feature, pergola , and beech hedge.
There is a double garage, which includes a studio, workshop & a covered woodstore.
South Petherwin is a favoured village for residential property due to its convenient location being only 2 miles from Launceston and the A30 dual carriageway, spine road for Cornwall and Devon. The village has a church, chapel, primary school, post office/store, and public house. Launceston provides a full range of social, commercial and shopping facilities. The A30 provides easy access westwards into Cornwall and eastwards to the City of Exeter (42 miles) with Intercity Rail link, expanding airport and M5 motorway link. To the south of Launceston, Plymouth provides Intercity Rail link and continental ferry port. To the north of South Petherwin, the North Cornish coastline has renowned stretches of National Trust cliff scenery, popular family beaches and quaint fishing villages. To the west of the village is Bodmin Moor which offers wonderful walking country.
Notes from the owners:
Trethevy Farm was purchased in 2005, in a virtually derelict condition, with approximately 12 acres of land, made up of woodland, conservation land, fields and a long river frontage. We moved in just before Christmas that year and lived in a caravan for the next six months, ice on the inside of the windows and often a frozen water supply! Three other couples completed on their barns at the same time and we had fun times helping and supporting each other in lots of different ways. Now after 10 years, we are putting Trethevy on the market. We believe it will appeal to people who like space and peace, and perhaps a lifestyle change.
We, our family, grandchildren and friends have had such fun here, and learned such a lot about being part of the counrtryside. We have bottle fed lambs, kept pig, rescued Dartmoor ponies, seen calves born, enjoyed our noisy chickens and their eggs!
We shall be very sad to leave. It has a very special magic, wrapping round you like a favourite jacket, but, we must move on, be sensible and downsize. We hope the next custodians enjoy it as much as we have.

Grounds
At the entrance to the property is a long drive which winds round through two fields to the garage area. On the right is an orchard of fruit trees and on the left, the potting shed, greenhouse and small nursery area.
Below is a mostly walled garden, edged with shrubs. A pergola with adjacent rose bed and slate sitting area also form part of this lawned area. Looking beyond the wall a large walnut tree dominates a lawn with wooden steps in bandstand fashion. Below is a stone slab, formerly part of a cider press. A small flight of granite steps provide a waterfall which tumbles into a small pond and then travels underground to the main pond. Above the walnut tree is a six sided cabin, inside are seats around the edge, covered in reindeer skins facing a central barbecue. To the right of this is an area, planted with oxeye daisies for late summer with a swing, tree house and also a millstone with a colbrookdale cast iron seat. A small cut leads to a pebbled area in front of the studio overlooking the pony field.
Across the main drive is an apple orchard and chicken house with a gate leading to the woodland walk to the river. There is a lake here and the river is approached over important fen land, via a boardwalk. The extensive river is not fenced making it perfect for walking or fishing. Returning to Trethevy is a zigzag path, up a southerly slope leading to a large south facing field. The house is surrounded by pebbles and slate, with a patio outside the kitchen which has a table, chairs and hot tub.
