The grounds of approximately two acres mainly consist of lawns, with a wooded area and a large tarmac car park. Timber shed and greenhouse. Path to Woody Bay steam railway station. Two grass paddocks believed to extend to around two acres.

The Business
The business is traded gently by the current owners with five/six B&B letting rooms and two of the three flats let on a self-catering basis. It currently produces an income of around £40,000pa. In our opinion there is considerable scope for increased trade.

History
Moorlands was built by Colonel Greene-Lake in the early 1900s. The Colonel owned a large estate in the area, including the neighbouring land now occupied by the narrow-gauge Lynton & Barnstaple Steam Railway, a popular tourist attraction.

Location
Located in the Exmoor National Park on the A39 road between Parracombe and Lynton. Guests can enjoy excellent walking from the door and a wide range of outdoor activities is readily available nearby.

Directions
From the junction of the A399 and A39 at Blackmoor Gate, take the turning towards Lynton. After about four miles, the entrance to Moorlands is on the left, immediately after Woody Bay steam railway station.
