DESCRIPTION
Claybrooke Hall is a magnificent Grade II listed hall and offers the opportunity to reside in a truly unique historic home, with the benefits of a central village location and an ample plot including adjacent paddock. Courtesy of the property's Georgian heritage, Claybrooke Hall enjoys well-proportioned rooms and high ceilings throughout, with several of the rooms having full-height sash windows. One enters the property via the entrance porch, a traditional stone pillared porch in a style consistent with the strong influences of Greek architecture on the Regency period. Upon entrance to the property, one is met by the imposing hallway, and the full-height glass panelled double front doors flood the large hallway with natural light. The hallway is adorned with a decorative plaster dado rail and there is a discrete water closet positioned below the first floor landing.Leading off to the right of the hallway is the dining room as well as the drawing room. Both rooms benefit from original white marble fireplaces which form the focal points of the rooms and full-height sash windows, whilst the drawing room ceiling is adorned with ornate plaster cornice and the dining room has wooden flooring in keeping with the aesthetics of the period. Leading to the left of the hallway is the snug and the original kitchen with restored range. Along a corridor to the far left is what would have been the ground floor of the original staff quarters. This area now encompasses several laundry and store rooms, as well as a room which is currently being used as the kitchen. There is also a door leading to the gardens as well as a cellar below. The first floor may be accessed via this corridor, as well as the main staircase in the entrance hall. The sweeping Georgian balustrade staircase in the entrance hall leads to the extensive first floor accommodation. There are four well-proportioned bedrooms in the east wing of the property, positioned around the central landing. Two of the bedrooms benefit from full-height sash windows along one wall, looking onto the gardens below. The bathroom features a classic Lefroy Brooks Ltd ball and claw foot double-ended roll tap bath with shower fittings, as well as traditional tiled floor, sash windows, and white wooden panelling along the lower portion of the walls. The original staff portion of the first floor accommodation is currently being used as a self-contained apartment, with kitchen, sitting room, bathroom and bedrooms, and would serve excellently as a guest quarters, or annexe.

OUTSIDE
The property is approached via one of two driveways. The first driveway is accessed via original ornate wrought iron gates flanked by brickwork, leading to the gravelled driveway which sweeps on to the front of the property. The second driveway affords access to the front, as well as the side and rear, of the property. There is garaging and stabling to the front of the property. The majority of the hall's gardens are currently laid to lawn, with a well-sized paddock adjacent to the property. There is also a small pond to the side of the property with an ornate footbridge connecting it to the lawn area. Traditional estate fencing runs the perimeter of the property and encloses the paddock. There are views over protected open countryside.
