Property description

LOCATION:

Truro is the county town of Cornwall and the most southerly city in Great Britain. It grew to be an important centre of trade thanks firstly to its port, but later because of its role as a stannary town for the mining industry. Today, Truro is the centre for administration, leisure and retail in Cornwall and has a population of 20,920.

The city is well-known for its cathedral (completed in 1910), as well as its cobbled streets, open spaces and many examples of Georgian architecture. It is also the location of the Royal Cornwall Museum, the Hall for Cornwall, Cornwall's Courts of Justice and Cornwall County Council.

Allet is a hamlet one mile west of Shortlanesend on the Truro to Chiverton Cross road. Shortlanesend has a pub, the Old Plough Inn, and a post office and school. The Cornwall Wildlife Trust is based at Allet: its headquarters and offices are adjacent to the Trust's Five Acres nature reserve which includes two ponds, as well as mixed broad leaved woodland.

DIRECTIONS:

From Chiverton Cross (Junction of A390 and A30 West of Truro) take the A30 headed North east for 2.2 miles. Turn right onto the B3284, (signs for Allet/Shortlanesend/Truro) continue for 0.8 miles where you will find Allet Farm signposted to the left.

GENERAL:

Occupying a wonderful location, this unique property boasts a modern character farmhouse, a separate 2 bedroom bungalow, a large 3 bedroom park home, stables, and a large modern barn. There are over 12 acres with much of the land potentially organic.

Nestled just three miles outside of Truro, this remote and secluded property offers a wealth of potential from equestrian opportunities to camping, bed and breakfast, holiday accommodation, wedding venue etc (subject to the necessary permissions).

FARM HOUSE:

The main property itself is approximately 17 years old but built in the style of a typical Cornish Farmhouse. With a large kitchen and separate dining room it is perfect for a large family.

Bedrooms 3 and 4 have separate ground floor access and could create an annexe for additional income or house a relative.

APPROACH:

Allet Farm is approached down a 200 yard drive which passes through some of the Farm’s Pasture. A courtyard at the end of the drive gives access to the Farmhouse, Bungalow, Vehicle storage and Park Home (behind the  vehicle storage). Access to the Barn and stables is to the left just before the courtyard; opposite the Barn is an enclosure ideal for camping and caravans, out of sight of the farmhouse. An area adjacent to the Barn is being prepared for Dressage and there are three large enclosures ideal for grazing or crops.

DOWNSTAIRS BATHROOM:  3.4m x 2.2m  11’2” x 7’3”

A complete bath/shower room with a 4 piece suite including 'his and hers' washbasins. Tiled floors and partially tiled walls. Window to the side elevation. Exposed ceiling beams.

KITCHEN: 5.9m x 2.6m  19’4” x 8’6”

Red ceramic tiled floor, exposed ceiling beams. 3 good sized windows permit plenty of light. A large gas range complements the fitted units that run either length of the room. Belfast sink with 'flexi' tap. Fittings and space for usual appliances. Small fitted breakfast bar.

DINING ROOM: 7m x 3.9m   23’ x 12’10”

A good sized and centrally located dining room with a superb feature wood burner and granite hearth. Laminate flooring and exposed beams. In the far corner the stairs lead to the first floor. Side elevation window. Entrance to the living room on opposite wall. Underneath the stairs, a door leads through to a downstairs bedroom and study. This area of the house has a separate access (through study) and therefore offers the potential of a 'granny flat' or annexe.

LIVING ROOM:   7m x 3.7m   23’ x 12’2”

A good sized living room with 2 side elevation windows looking out across a private lawn and orchard. Laminate flooring, exposed ceiling beams and a feature fireplace. The finish of the plaster and beams lend themselves to create a feeling of an older, traditional Cornish cottage. An entrance porch currently used as a study is accessed from the far wall.

BEDROOM 3:  4.1m x 2.5m   13’5” x 8’2”

A double bedroom with side views out into the orchard. Carpeted floors, artex ceilings.

STUDY/BEDROOM 4:  3.7m x 2.5m  12’2” x 8’2”

A similar sized room to the bedroom. Currently used as a study. Separate external access from the garden.

Return to the Dining Hall and take the stairs to the first floor.

UPSTAIRS

BEDROOM 1:  6.4m x 3.6m
21’ x 11’10”

A large double bedroom. Originally designed to be two, the room has two entrance doors and could easily be reverted back to two good sized double bedrooms. Carpeted floors, exposed beams and two windows looking out across the orchard.

BEDROOM 2:   3.4m x 2.9m   11’2” x 9’6”

A medium sized double bedroom with plush carpet, exposed ceiling beams and views into the garden.

A good sized bathroom with bath, toilet, sink and airing cupboard.
