Property description

*** VIRTUAL VIEWING TOUR *** Extremely spacious Grade II listed period property dating back to 17th Century with 7 bedrooms, 5 reception rooms plus annexe potential - with large gardens and grounds extending to 5.57 acres

THE PROPERTY

Lowerfield House offers substantial 7 bedroomed accommodation which extends to about 5,500sqft being full of features synonymous with the Georgian era including original inglenook fireplaces, and decorative plaster work and joinery.

The house benefits from further additions, the most notable being an elegant Orangery added in recent years by the present owners.

Of the five reception rooms, the dining room and living room are well proportioned and extend to some 19ft both having stone inglenook fireplaces with heavy oak lintels and cast iron woodburners.

The lovely garden room benefits from a woodburner and has views of the gardens and grounds.

The accommodation layout is very versatile, and it would be possible to create an internal annexe if required, utilising the lift for easy access between floors.  This obviously would be subject to the necessary permissions.

The grounds extend to about 5.57 acres and comprise of formal gardens, an orchard, paddock, woodland, and walled vegetable garden.  The large south facing front lawn was originally thought to have been a tennis court and enjoys a wonderful rural outlook across the mid Devon countryside.

There is a stable block, tack room and garaging.  Planning permission had previously been granted for conversion into a dwelling with garaging, although we understand that this permission has now lapsed.  It may be possible to re-instate this permission if desired.

The present owners have planted a wide variety of trees, approximately 15 years ago, including a wide variety of Native broad-leaved trees and some specimen trees (approximately 30 different species of trees).

To the south of the driveway there is an area of land which is available subject to separate negotiation. We are informed that this land falls within the development boundary for Lapford village, and it therefore has potential for an additional property - subject to the necessary permissions.

SERVICES
Mains electricity, water and drainage, oil central heating and 22 solar panels providing heating for hot water (4KWp domestic output currently provides the current owners with circa £1900 per annum payment  (plus benefits from using the energy during the day so reduced electric supplied bills).

Lapford, a large parish and village, lies just north of the main A377 Exeter / Barnstaple road approximately 9 miles from Crediton and 16 miles from Exeter.  The village has good amenities including an inn, a primary school and a preschool with an excellent OFSTED report.  On the edge of the village is a railway station and there is a regular daily bus service from the heart of the village.  The parish church, St Thomas of Canterbury, is of perpendicular style and has a fine 16th century rood screen.

The popular market town of Crediton is well-known for its ancient parish church and for being the birth place of St Boniface in 680AD.  It has excellent schooling facilities at both senior and junior levels and a sports and leisure centre incorporating a superb swimming pool.  The town has an excellent selection of highly individual shops plus there is a Morrisons and a large Tesco superstore / petrol filling station.

The northern outskirts of Exeter are just over 15 miles away and provide a wider range of educational, cultural, recreational and shopping facilities.  Exeter has a number of excellent independent schools and a superb university, situated in an elevated campus overlooking the city.  The city centre benefits from the redeveloped Princesshay area, providing a range of excellent shops, cafes and restaurants.  Exeter has excellent communications including the M5 motorway, main line rail stations giving access to London in just over 2 hours and an airport to the east of the city.
