On the edge of the West Norfolk village of Watlington, about seven miles directly south of King’s Lynn, is a handsome Victorian property, Station Farm. Built in yellow brick under a hipped slate roof this four bedroomed house is set back behind mature hedging and trees with a lawn to the front. The symmetric façade has two bays at ground level, and pretty white shutters to the upstairs windows (which were recently replaced).It is a pretty unique property in this lovely commuter village; it’s very unusual to have a house like this within walking distance of a station but with loads of riding country on the doorstep. It’s an extremely private property with no near neighbours and only a ten minute walk into the heart of the village. The mainline station is easily accessible by foot in five minutes, with trains to Cambridge taking forty minutes and ones to London an hour and forty minutes. Road links are very good too with the A47 nearby going to the west and north, and Norwich to the east, and the A10 to King’s Lynn northwards, and Cambridge and London to the south.

Everything has been well maintained, has double glazing and is fitted with neutral carpeting throughout. Pale paintwork on internal woodwork, plus interconnecting glazed doors all enhance the quality of light inside. The long reception room would have originally been two rooms but has been knocked through allowing light to flood in from both ends: the bay at the front, and double French doors opening onto the south-facing patio at the back. A reputable electric cast iron stove with a hammered brass hood sits in the original chimney breast with the fireplace itself in the shape of a Gothic arch. The floor is fitted with a quality cream carpet and doors lead from the dining area (at the foot of one staircase) and the snug. This is another reception room with a continuation of the same carpet, and is an exceptionally light room with a big window over the south-facing patio and garden at the back. Another electric fire sits in a modern grey fireplace within the original chimney breast, glazed double French doors open into the dining area, and a further door leads towards the kitchen and the side of the house. The kitchen is in a traditional style with pine units, a stainless steel sink and drainer with a chrome mixer tap, positioned under the window at the southeast-facing side of the house. There is a beautiful countryside all around the property. There is riding along the river banks and there are miles of permissive riding routes which are on land owned by the Environment Agency. Fen Rivers Way is a long distance path which you can ride, walk and cycle along. This area is close to two rivers – The Cut is a man-made river running parallel to the Great Ouse river on the far side – which has mooring areas, and where it is possible to enjoy activities such as kayaking and canoeing, and sometimes fishing.
