About the Area
Wells is the smallest city in England (population 10,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. The major towns of the area, being Bristol, Bath Taunton and Yeovil are all within commuting distance. Wells has local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace. There is a busy local shopping centre and a broad range of societies and activities. North Wootton lies just south of Wells surrounded by some of the most beautiful countryside in Somerset. There are lush green meadows and wooded hills- all readily accessible with many footpaths and byways. The village is certainly one of the most popular in the area and has a Church, pub and a thriving community. There are excellent state & independent schools in the area including Wells Blue School, Wells Cathedral School, Strode College, Millfield, All Hallows and Downside.

*
Glastonbury is close by and Castle Cary with its main line rail connection is about 11 miles south. For more information on this area in general and individual schools visit our website www.roderickthomas.co.uk

Description
Worminster Barns, located just north of North Wootton in an absolutely delightful location, is a group of traditional stone barns, which has recently been re-developed into four quite outstanding individual properties. Bishop Jocelyn has generous very liveable accommodation of great appeal totalling towards 3,000 sq.ft. The sitting room and kitchen/dining & living room are on the first floor to maximise the outlook and these are wonderful living areas which are light and airy with large windows and old reclaimed pine floorboards throughout. A short flight of steps leads to double doors opening to a galleried hall with a staircase down to the garden level. Off the hall is a cloakroom with a basin and wc. Double doors open from the hall into the sitting room which is a triple aspect room with a high pitched ceiling, exposed beams, large windows and a contemporary wood-burning stove.

*
From the other side of the hall is the kitchen/dining &living room, again triple aspect with a high pitched ceiling and exposed rafters. The kitchen area is extremely well fitted with units and appliances. On one wall is a full height range of fitted cupboards with an integral American style Neff fridge, Bosch double oven and grill, pull out larder unit and cupboards. Against the next well is a range of units with granite worktops, stainless steel sink, Bosch dishwasher and fitted cupboards. In addition there is an island unit again with a granite worktop, cupboards/drawer units and appliances including a five plate Range Master hob with an extractor above. Off the kitchen is a large utility room with a range of kitchen units with a sink, wall cupboards, plumbed-in AEG washing machine and dryer, pressurised water system, ecowater filter and oil fired central heating boiler.

**
The garden level floor has the 4 bedrooms and 4 bath/shower rooms. The master bedroom has double French doors opening directly to a secluded and sheltered lawned garden. It also has a well fitted en suite dressing room and an en suite bathroom with twin basins, wc and shower cubicle. In addition there is a separate bathroom and 3 further bedrooms, 2 of which have en suite shower rooms.

Outside
Worminster Barns are approached from a quiet country lane by a drive which leads in past the original farmhouse. A fork left leads to Bishop Jocelyn and to a car parking area and DOUBLE GARAGE. A pathway then leads to the house flanked by lawns and flowerbeds whilst other paths lead to the terraced gardens which have recently been landscaped. The views from both the living areas and the gardens are superb and must be seen to be appreciated.

Directions
From Wells take the A371 road towards Shepton Mallet. Continue a mile or so and take the first right. Go 50 yds and take the next left. At a T junction turn right. Continue to the brow of a hill and turn left into the drive to Worminster Farm. Pass the farmhouse and turn left to Bishop Jocelyn Barn.
