When the bungalow was built, the Planning Permission required that the property be occupied for farming use. At the same time, the old farmhouse (Grade II Listed) should not be used for habitable purposes, but should revert to farm storage.

A copy of the Planning Permission Notice containing these conditions and granted 26 March 1971 by Brighouse Borough Council is available from the sold agents' offices.

A Refusal Notice of Planning Permission, under Application Number 14/00635/rem dated 17 July 2014, refuses Planning Permission for removal of Condition Numbers 2 and 3 of the previous application to remove occupancy restrictions.

From Brighouse continue north along Bradford Road A641 to Bailiff Bridge. At the traffic lights turn right up Birkby Lane and turn right before the railway bridge along Birkhouse Road. Follow Birkhouse Road as it bends to the left under the railway bridge. Where the road bends sharp left, continue straight forward along the unmade track. After passing Common End Farm on the left hand side (a post-war building) continue rising uphill to the farm complex. From the motorway network, leave M62 at J25 Clifton/Brighouse. Turn right towards Brighouse on Wakefield Road A644. Follow the ring road to the right and continue along Bradford Road A641 to the traffic lights at Bailiff Bridge as above. At the traffic lights turn right up Birkby Lane, first right before the railway bridge onto Birkhouse Road and continue along Woolrow Lane (unmade track) as above.
