About the area
The name Bradley comes from the old English meaning “the broad clearing” or “wood”. West Bradley is a small hamlet situated 5 ½ miles south east of Glastonbury. The nearby village of Baltonsborough lies approximately 1 mile away and has most of your day-to-day needs such as post office shop, pub, primary school and village hall. The nearby towns offer a wide range of facilities and there are excellent state and independent schools including Strode College, Wells Cathedral and Millfield.
The Haven is approached from a small country lane through large wooden double gates, which lead onto an expansive graveled parking area. The Bungalow stands on the southern side of this area and beyond are the outbuildings, stables, manege and land.
The bungalow, or single storey house dates back to around 1800 and has additions dating from the 1950s. It is now a spacious home with oil fired central heating with radiators and double glazing. Whilst the kitchen/living room and snug are country rooms the sitting room and main bedroom are stylish rooms with more than a touch of luxury. The accommodation includes a HALL. SITTING ROOM a dual aspect room which is exceptionally light and airy with large windows and French doors to the south facing garden. There is also a brick fireplace and chimneybreast with a wood burning stove. The KITCHEN/DINING/LIVING ROOM is the heart of the bungalow and incorporates floor tiling, polished floorboards, brickwork and beams. The kitchen area is well equipped with a good range of kitchen base and wall units, dishwasher, electric hob, oven and extractor. The living/dining room has space for a table and chairs and also a sofa in front of a fireplace. Double French doors open into a CONSERVATORY which overlooks and enters the south facing garden. Also off the kitchen is a SNUG with reclaimed timber floorboards and double French doors into the garden. REAR HALL with built in cupboards, housing the oil boiler and hot water cylinder. BOOT & UTILITY ROOM well fitted out with base and wall units, sink, washing machine and tumble dryer.
MASTER BEDROOM with a good range of fitted wardrobes, doors to the garden and an EN SUITE SHOWER ROOM with a shower, wc and basin. BATHROOM with a corner Jacuzzi bath with overhead shower, wc and basin. BEDROOMS TWO, THREE & FOUR. STUDY
N.B. A pull down ladder gives access from the kitchen to a large loft providing great storage and with scope for many uses subject to all necessary consents.
There is a terrace are on the north side of the bungalow which extends along the sides and gives access to the well sheltered, sunny and entirely private south facing garden which is lawned with a pond, terrace, raised flower beds and mature trees and shrubs. Adjacent to the house is a terrace of decking and there is a further secluded sitting area.
Beyond the entrance drive is a large lawned area and an adjacent vegetable garden with 2 greenhouses.
YARD & LAND
There are excellent well positioned outbuildings including -
The Steel framed workshop (approx. 45ft x 17ft) water and electricity, concrete floors and mezzanine storage level. Ideal for conversion to an American barn.
Stable block with concrete floors and a concrete apron. Designed as 4 loose boxes but currently used as 2 loose boxes, tack room and an open fronted store –with power, light and water feed. At the rear is a lean-to fodder store.
Other buildings including further timble stable are now used for poultry and stores.
In front of the stable is a manege with post and rail fencing and an excellent, well drained sand and fiber base.
Adjacent to the stables and manege is a turn-out yard with post and rail fencing and a wood shavings base.
Beyond the yard are two well fenced paddocks of gently sloping pasture and totaling around 2 acres.
There are a further 3 acres of very pretty amenity woodland bounded by a small brook. This mature woodland is an absolutely delightful area with a huge variety of flora and fauna and which provides a splendid country walk within the curtilage of the property. Inspection is essential to appreciate it fully and indeed inspection is essential to fully appreciate all the qualities of the property.
From Glastonbury take the A361 towards Shepton Mallet. Upon entering West Pennard, turn right into Newtown Lane, signposted West Bradley 2 miles. Proceed through the village, passing the memorial on the left and after approximately half a mile, and upon reaching an 'S' bend, turn left on the second part of the bend (unsuitable for heavy vehicles) and continue along the lane for a further mile where the property will then be identified on the left-hand side
