Property description

Situated in Upper North Wraxall a Grade II listed 17th Century detached house in a quiet, tucked away position just past the village duck pond. Although in need of some modernisation, this characterful property offers great potential, and including the outbuildings offers in excess of 5000sq.ft. of accommodation. Comprises five bedrooms, five reception rooms, three bathrooms, outbuildings, generous gardens and grounds of just over 2 acres. Potential for annexe which could provide additional accommodation and rental income.Thirty six years ago the present owners were captivated by this old and rambling property, which they have subsequently converted into a unique family home. Over the years they have created multiple configurations of the space, to suit the changing needs of their extended family. One of this property’s outstanding features is the amount of space and the flexibility of the layout, which would ideally suit any family, and has the potential for many varying uses. “It was such an interesting house, with such scope, the lovely old beams, the fireplace and the stone spiral staircase; plus we fell in love with the area when we first drove through it passing the village green and pond,” says Dick. The existing outbuildings have been extensively renovated over the years to create workshops while plenty of scope remains for further development. After the children left home, an architect remodelled the house, adding more windows and opening up the space. All upstairs rooms have vaulted ceilings with exposed beams and in the winter it’s very cosy downstairs with the wood burning stove. While conveniently located for the M4, the beautiful city of Bath is easily reached. Chippenham has several supermarkets, while neighbouring Marshfield is just a mile away, with a selection of smaller local shops. Fast train services to London go from Bath (10 miles) and Chippenham (8 miles). There are numerous good schools in the surrounding area, attended by a number of the village children. The relatively new Community Hall is well used and a valuable addition to village life. “I’ll really miss the wonderful community here and although there’s no pressure there are lots of activities to take part in if you wish; it’s private without feeling isolated,” says Debbie.Dick will miss his large workshop, very convenient for woodworking and restoring his old cars. The garden and outside area are a spectacular feature of this home, with rustic seating in an acre and a half, planted with hundreds of native trees and shrubs and a private woodland walk that’s been planted with bluebells and ferns. Dick says “Going out into the evening at sunset, just to hear the sounds of nature, is something I love.”“The garden is spectacular all year round,” says Debbie, “but particularly in the springtime when the ground is blanketed with masses of primroses and other spring flowers. We have fond memories of our daughter’s wedding at the local church, with the reception for over 100 held in tipis in the garden, illuminated for the occasion with hundreds of lights in the trees all around, it was really lovely.”
