Property description

A charming 16th Century detached Grade II Listed thatched cottage situated in an idyllic yet convenient countryside location on the outskirts of the village. The gardens adjoin fields and paddocks on two sides and to the rear of the plot, there stands a detached timber barn which the present owners have rebuilt with intention of obtaining permission to use it as a three bedroom holiday let. To the rear of the cottage there is provision for parking two to three cars on a block paved driveway. St Nicholas at Wade is a highly sought after village situated within easy reach of the seaside towns of Birchington, Margate, Ramsgate and Broadstairs. The popularity of the village is partly due to its accessibility particularly for commuters to London and with second home owners living in the capitol looking for an easily accessible weekend country retreat. Birchington railway station is approximately 3 ½ miles away, the journey times to London, Victoria are about 1 hour and 40 minutes and to London, St Pancras about 1 hour and 26 minutes. Whereas road commuters enjoy very straight forward and quick access to the A299 which is dual carriageway all the way through to the start of the M2 for fast travel to London and the Kent motorway network. St Nicholas at Wade is a quiet and peaceful place to live, yet there is a proper community spirit. It has a 13th Century parish church, a primary school, post office and village hall. Frequent cricket and football matches are played on the Bell Meadow sports field and there are two pubs in the Village, The Sun and The Bell. The surrounding countryside and nearby coastline is perfect for walking, cycling and horse riding. There are plenty of leisure activities from river and sea fishing to golf and sailing.

What the Owner says:

“This is a beautiful spot just as one might imagine a quiet country lane to be, with fields either side and overhanging trees, finishing at a dead end several hundred yards past our cottage. There are three other homes further along the lane so we never feel completely isolated but sufficiently solitary to enjoy the peaceful rural surroundings. We instantly knew this property was the home for us, the moment we saw it and could not wait for the time when we would get the keys and at last move in. We loved the pretty ‘chocolate box’ image of a cottage with roses around the door and the little dormer windows peeking out from under the thatch. It seemed to sit so perfectly within the picket fenced gardens, with glimpses of open countryside through the surrounding hedgerow and inside it was the
Home we had always dreamt of with lots of centuries old fascinating features, exposed ceiling beams and a wonderful inglenook fireplace. Returning home is always something to look forward to whatever the time of the year, the gardens are a constant source of delight throughout the spring and summer, so quiet and peaceful, absolutely perfect for relaxing and being at one with nature. The chatter of bird song is constantly around us during the day and we never have to look very hard to spot a rabbit or two in the adjoining paddock."
