Property description

Location is always the key to the appeal of a property and there can be no more delightful location than High Street, Sandwich. This double fronted three storey 18th century Grade II property in the Conservation Area is

Steeped in history. It can be found in the centre of this picturesque Cinque Port town opposite the Bell Hotel, just up the road from the ancient toll bridge across the river Stour. As you walk along the high street you are struck by the wide variety of stunning and individual ancient buildings that provide a nostalgic ambience of days gone by and this is reflected by the impressive frontage of this property. Next to the house is a driveway through to the garage – a real bonus in Sandwich. As if that was not enough, alongside the street there is a substantial detached brick built building currently being used as a workshop which could possibly be converted to a separate dwelling with the appropriate planning permissions.

Once across the threshold of this impressive property you realise this house is a blank canvas just waiting for a new owner to put their personal stamp on it. It has all the basics including a well-proportioned sitting room

With large multi paned windows overlooking the attractive walled garden. Both the sitting room and the dining room have brick fireplaces. There is a kitchen/breakfast room, a cloakroom with WC and a cellar. The entrance hall way leads through the ground floor to a side door onto the driveway,

Workshop and garage. The first floor includes two double bedrooms with integral cupboards and a family bathroom while the second floor also has a further two bedrooms and a bathroom with a suite that has never been used. This floor would make an ideal hideaway for older children looking for a little privacy, an office area or a guest suite. There are period features in the house such as arches on the staircase, sash windows, some dado rails and an impressive front door with an attractive fanlight above that floods the hall with sunlight.

What the Owner says:

I have lived here since the 1960s and I completely refurbished it at the time. While I still love the house my health is such that I feel it is time to downsize and buy something a little smaller – but still in Sandwich as
I thoroughly enjoy this historic town and would not want to move far from all my friends and acquaintances. Although having a driveway and
a garage is something rare in the centre of Sandwich where parking is not easy, one of the real delights is that I can walk everywhere locally whether I want a drink in the next door pub or pop down to the town centre for some groceries through the adjacent footpath. On a sunny day there is nothing better than sitting by the river and enjoying the fresh air. For boating enthusiasts there is an excellent boatyard
and mooring along the river Stour and for golfing fanatics we have the Prince’s golf club and the championship Royal St George’s golf course nearby. Nature lovers can enjoy the Sandwich and Pegwell Bay nature reserve where you can enjoy a walk with the dog, watch the resident and migratory birds and even spot some basking seals. I did enquire about the possibility of developing the large workshop into another dwelling. It is likely to be a possible with the right planning
permissions, provided it is in keeping with the Conservation area environment and could make an ideal granny annexe or holiday let.
