Property description

For Sale by Public Auction. Tuesday 30th June 2015, 7pm. Wells Golf Club, Wells. Auction Guide Price £80,000 to £100,000*. A range of traditional and more modern agricultural buildings arranged around a concrete yard and set in about 1/3 of an acre. Located on the edge of the Longleat Estate. To be offered for sale with no uplift clause.

DESCRIPTION The Yard is set in a a quite idyllic rural location on the fringes of the Longleat Estate in a delightful setting with a small brook cutting into the land in the southern most corner. It comprises a range of traditional and modern farm buildings arranged around a yard area and sitting in a plot of approximately 0.3 acres. The site benefits from direct road access from the two lanes that border it, one being vehicular and the other pedestrian. Subject to gaining any of the relevant planning consents, the buildings would suit a wide number of uses and requirements.

Former parlour and cow stalls with hay loft over: Built of stone under a tiled roof, this building has been divided to create a dairy (8'4 x 6') with a store room to the side (6'11 x 9) with a double door leading to the lane. The parlour measures 12'10 x 12'10 and has a hay loft over. There are two cow stalls; one of 13'5 x 7'11 and the other 10'7 x 13'9).

Stables/stalls: Built with a timber frame and clad with corrugated tin under a corrugated tin roof. Stall one measures 13,2 x 11'11 and stall two measures 13'1 x 15'4.

Open fronted store with enclosed area to the rear and lean-to to one side: Block built under a corrugated fibre cement roof. The open fronted area measures 13'6 x 17'8. The area to the rear, which has a large door to the side, measures 13'6 x 9'6. The lean-to provides two further stalls of 11'1 x 17'9 and 11'1 x 8'8.

Hay Barn: Steel portal frame under a corrugated fibre cement roof, with part block walls to two sides and also partly clad. Approx 18,10 x 29'.

Beyond the buildings there is an area of land which is currently in need of some cultivation but does provide a useful paddock. In total The Yard extends to approximately 0.3 acres.

* Guide Price: An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

Reserve Price: the seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
