About The Area
Coleford is an historic village (mentioned in the Domesday Book) in a quiet rural setting on the River Mells in the Mendip Hills about 13 miles south of Bath and in easy reach of various surrounding towns including Frome, Wells, Shepton Mallet and Bristol. These all combine to provide a vast range of facilities and amenities. The area is also very well served with good pubs and restaurants ranging from Babington House (about 3 miles), The Pig, Vobster Inn to many locals including those within the village - which also has a church, chapel, local surgery, convenience store, 2 pubs and a cafe. The beautiful surrounding countryside is very accessible with many footpaths and bridleways. There are great choices for state and independent schools including local primary schools, Downside, All Hallows, Wells Cathedral, Millfield and the Bruton and Bristol schools all being within reach.

Details
The Old Mill is very well positioned on a \"no through\" lane in a quiet location within easy walking distance of the village. It dates back to about 1788 and was originally a water mill and now retains many period characteristics and has great charm. In addition it has retained the millpond and mill leat which has been carefully maintained to provide unique grounds crossed and bordered by the streams. The house is Grade ll listed, has been extensively improved and modernised and provides very attractive and pleasing accommodation of a high standard with many appealing details. These include stone mullioned windows, timber beamed ceilings, timber flooring, an oak staircase and parts of the original mill workings including an axle thought to have once been part of a Elizabethan ships mast.

*
The front entrance is through a massive oak door into the hall which has the staircase and doors to the 2 reception rooms. The sitting room is a triple aspect room with views of the millstream and the double aspect dining room has a Bath stone fireplace with an inset multi fuel stove. Both reception rooms also have doors to the rear hall which has the cloakroom with a hand basin and wc.The kitchen is well fitted with a range of solid wood hand painted units with granite worktops and appliances. A door leads from the kitchen to the garden terrace. On the first floor are two double bedrooms both with extensive built in storage constructed of solid oak with iron latches. Both bedrooms enjoy far reaching views and newly fitted carpets. The luxurious family bathroom has a basin, wc and a bath area with a shower above the bath.

**
On the second floor is the master and fourth bedroom. The master bedroom features a mezzanine library with large stone mullion windows, hard wood flooring and an en-suite bathroom, complete with three-piece white suite. The fourth bedroom has a vaulted ceiling. At the rear of the house is a large paved terrace, bounded by stonewalls and ideal for al fresco dining and relaxation. To the side is a garage block which includes a large utility room and garden tractor store shed. To the side of this building is a large kitchen garden.

***
Beyond the garden is a meadow with a timber post and railed stock paddock. Alongside the meadow and the garden runs the mill leat and a bridge crosses it to a small orchard paddock and \"the island\". This can only be approached over this bridge and it bears repeating that this unique area is quite superb and must be walked to be appreciated. It has numerous mature trees and has been enhanced by landscaping with shrubs and pathways which meander to the centre where there is a rustic summerhouse. It really is a most peaceful and enjoyable oasis (also benefiting from the fishing rights). In all the property totals towards 2 acres.

Directions
The Kings Head pub is situated in the centre of the village. With your back to the pub take the road leading away and after 100 yards or so take the turning left. Continue for a few 100 yards and the property is on the left hand side.
