TENANCY
A Farm Business Tenancy will be granted for three years from the 20th April 2015. A copy of the Tenancy Agreement may be inspected at Jefferys - Liskeard office or a copy will be sent on request subject to a pre-paid postage charge of £10 to go towards the cost of production and postage.The rent to be payable half yearly in advance.
REPAIRS AND DILAPIDATIONS
The Tenant will be responsible to maintain and insure the property during the period of occupation and will be liable for any deterioration. Effectively the tenant will be liable to keep the property in repair and leave it in no worse a condition than at the commencement of the tenancy.There will be no ingoing or outgoing valuation other than in relation to the following letters.A.If the Tenant spreads lime or sea sand during the tenancy, he will be compensated for the same by depreciating the reasonable cost over five years.B.Any dilapidations on outgoing in accordance with the above.

Viewing by strict prior appointment with Jefferys.Applicants will be given until 12 noon on Friday 3rd April to submit their application tenders on the enclosed proforma for the attention of John Blake FRICS FAAV - Jefferys, 17 Dean Street, Liskeard, Cornwall PL14 4AB.The successful applicant will be notified on or before Friday 10th April and will be required to sign the Tenancy Agreement and pay all sums due prior to the tenancy commencing on the 30th April.Criteria by which a decision will be made will include the ability of the Applicant, the Applicant's existing farming standard and the rent offered. It must be emphasised that the Landlords view all of the criteria as equally important. The rent is not necessarily the most important consideration and the Landlords reserve the right to accept any or none of the tenders.
