SITUATIONThe field is just off the A388 road roughly a mile to the south of Callington with access off Dupath Road which has restricted access and therefore there is very little passing traffic. The land enjoys an extremely attractive setting with views over rolling countryside and woodland to Kit Hill in one direction and the Tamar Valley to Dartmoor in the other. The field is set just over the brow of a hill away from the south westerly winds and together with established tree roadside hedge there is some excellent natural shelter. For anyone with an equestrian interest, Duchy College which has very strong equestrian presence and hosts several events throughout the year is only some 4 miles away near Stoke Climsland. The land being just off the A388 and south of Callington puts it within striking distance of the surrounding areas, Saltash and Plymouth, the latter being within roughly a 20 minute drive on average outside of peak times. THE LANDExtending to approximately 4.513 acres or thereabouts, being a fairly uniform rectangular shape and although the south west corner hedge of the field is visible from the A388 road, the entrance gate is near enough in the western corner of the field and is not visible from the main road. As previously mentioned the road to which the field fronts has restricted access, mainly for residents to Dupath Road, the immediate vicinity and associated tradesmen. The land is surrounded by fields on three sides with just two residential properties to the south. SERVICESThere are no services at present connected to the land, although mains water and electricity are in the vicinity and prospective purchasers are advised to make their own enquiries should these supplies be required. It is possible that the owner of the adjoining property on the south side would allow access to water on a temporary basis whilst waiting for an alternative supply. UPLIFT CLAUSEThe land is being sold subject to an uplift clause, whereby an overage payment equivalent to 25% to any increase in value of the land as a result of planning permission being granted for residential purposes will become payable on the exercise of such planning permission or sale of the land with the benefit of planning permission. This uplift clause will be binding on the successful purchaser and any successors in title for a term of 25 years from initial completion. The clause will not prohibit the purchaser from erecting sheds, stables or outbuildings on the land for use in conjunction of their own private use of the field for agricultural or equine activities. The Tender Form must give a round figure and not a figure per acre, nor must it specify an incremental step, i.e. £100 higher than the highest bidder. The Vendor is not obliged to accept the highest or any offer tendered. Parties will be notified within a fortnight of the Tender date whether they have been successful or not. DIRECTIONSFrom Callington proceed towards Saltash on the A388 road where after leaving the roundabout on the south side of the town, take the first left turn after only 1/2 a mile onto Dupath Road. Follow the road around to the left where the entrance to the field will be found after approximately 200 yards on the right.
