The Land

Services
The land benefits from a borehole water supply, which supplies both Lots 1 and 2 as well as a natural water supply from the stream which supplies Lot 1. Mains electric is available at point A to Lot 1 and is already connected to Lot 2 from that point with all rights to maintain supplies included. In addition, there is a 12v capability from the wind turbine situated within Lot 2, although the turbine itself has not been serviced for some time and may need some attention. There are various points where small solar panel generated supplies are situated across the land.

Access to Lot 1 is via a 15'0\" (4.57 metre) metal gate to the north-west of OS 4260 and Lot 2 via a 12'0\" (3.65 metre) metal gate to the North East corner of OS 4963.

Directions
From Totnes take the A381 Kingsbridge trunk road and after approximately 2 miles, turn right following the signs to Harberton, proceed down through the village staying on the road and not turning up into the village and head out on the Diptford/Beenleigh road and after approximately 1 ½ miles after passing Foalesleigh/Eastleigh Cross the road forks, take the left hand fork passing Westleigh on your left hand side heading down the hill and the land is found on your left hand side. From the Higher Plymouth Road turn off at Blue Post Garage towards Diptford, head up the hill and stay on the Moreleigh road, not turning right at Diptford Downs into Diptford village itself, head straight on at Larcombe Cross and at the top of the hill turn left and after approximately 1 ½ miles, the land will be found adjoining the lane on your right hand side.
