SITUATION
The land lies just to the west of Harrowbarrow village which is within the Tamar Valley area and there is access to several lanes in the area which are popular with riders and having approximately 2 miles to the south east Cotehele House and woodland overlooking the river Tamar. The field is fairly long and narrow with established hedges and trees making it extremely sheltered for livestock with the benefit of a gentle southerly slope and superb views over the countryside towards Plymouth. PLANNING PERMISSION
Planning permission was granted on 20th July 2015 being Application Number PA15/02685 for change of use of existing field from agricultural to equestrian use. Permission was also granted for the formation of a level area, which has already been carried out and hardcored, and the construction of a
timber stable building with storage areas and tack room. A copy of the planning approval can be inspected online or at the agents offices.

The approved building is in the style of an American barn being totally enclosed and within the building which measures externally 9.615m square there is provision for a walkway/tie up area, three stables and a feed/tack room. To one side is a proposed external sand turnout area. The double gated entrance is some 6m wide x 2m high to allow for easy access with lorry or trailer to the generous hard core area inside the gateway.
