SITUATION
The property is within 2 miles from Callington town centre having access off the B3257 road which runs around the north side of Kit Hill from Kelly Bray on the A388 to Sevenstones on the A390. Within 1/2 a mile at Kelly Bray there is a small industrial estate which includes agricultural feed merchants and within 3 miles to the north is the Duchy College which has a strong equestrian presence and hosts several events throughout the year.
DESCRIPTION
Off the approach lane which belongs to the property double wooden gates open onto a hardcore parking/turning area with two buildings off to one side and gated access to the main field. There is also a lane on the western boundary which belongs. From the yard area there are superb views over the rolling countryside towards the north of Callington.

DIRECTIONS
From Callington proceed towards Launceston on the A388 road turning right after approximately 1 mile at Kelly Bray where signposted ‘Tavistock’ onto the B3257. Proceed out of Kelly Bray village where the first two left turns lead to Downgate and after approximately 150 yards after the second turn there is an un-marked lane on the left which leads down to Laurel Cottage and the double gates into the stable yard are just a short distance down the drive on the left hand side. Please note, there is also a field gate to the lower field off the road to Downgate.
