About the area
Park Farm is in a very quiet location, well off the beaten track between the small historic town of Somerton and the much sought after village of Pitney, which has an award winning pub and many \"village events\". The surrounding countryside is absolutely beautiful and is accessible with many footpaths and bridleways. It is also ideal for cycling with its small lanes and little traffic (see Somerset Cycle Route). The nearby towns of Langport, Street, Glastonbury, Taunton, Wells and Sherborne offer a wide range of amenities and the area offers a good choice of country pubs and restaurants. Communications are excellent via the M5 motorway linking the north and south and the A303 to the east and west.

*
Nearby Castle Cary provides a fast train link to London Paddington. There is an excellent choice of state and independent schools including Millfield, Sherborne, Bruton, Taunton School, Wells Cathedral School, Huish Episcopi Academy and Sixth Form colleges at both Richard Huish, Taunton and Strode College in Street; Hazlegrove and Leweston are very popular local Preparatory schools. Sporting facilities include a good number of syndicated shoots, hunting with various packs, racing (at Wincanton, Taunton, Exeter & Bath), several good golf courses and numerous clubs for a wide variety of sports (cricket, tennis, squash, rugby, soccer, etc.) There are also many cultural and artistic societies and organizations within this very active and friendly community of Somerset.

Accommodation
The property is approached from a quiet country lane with a long driveway leading to the house, which stands in a slightly elevated position with stunning views over the surrounding countryside. The house is very attractive with blue lias stone rendered elevations under a hipped tiled roof extending to a typical rear wing under a slated roof. It has enormous charm and character with excellent accommodation, retaining period details including flagstones, beams, inglenooks and original pine, elm and oak timberwork. These are enhanced by contemporary benefits including oil-fired central heating, an electric Aga, wood burning stoves and well-fitted and equipped bathrooms and kitchen.

***
Internally the layout of the accommodation works well with the front hall linking with the back hall and all four reception rooms having fine views. The drawing room has a stone fireplace with a log burner and is equally suitable as a morning room being dual aspect including an easterly view. Both the dining room and sitting room have beams, flagstones and inglenook fireplaces with log burners. The sitting room is conveniently connected by a door to the kitchen and also to the playroom, which has double doors to the garden. The study (off the rear hall) also has an inglenook and has been lightly partitioned to provide a walk-in larder. The kitchen & breakfast room is a delightful, light and airy living space, with its flagstones, extensive range of bespoke fitted cabinets, a 4 oven electric Aga and plenty of room for a large breakfast table overlooking the gardens and woodland behind the property. Leading from the kitchen is a generous boot room area/utility room and a downstairs loo.

****
On the first floor there are 4 bedrooms and 3 bathrooms. This includes a splendid Master bedroom suite which includes a spacious bedroom with steps down into a stunning ensuite bathroom including a free standing bath and a walk in glass shower area, leading into a dressing room with an excellent range of bespoke fitted wardrobes and shelved cupboards. From the landing there is access to a huge boarded storage area, running along the length of the house. An oak staircase leads to the second floor and the 5th bedroom which is vaulted and heavily beamed and off which there are 2 large fully boarded and insulated attic rooms with scope for further uses.

Outside
The drive leads in over a cattle grid to a large parking area and lawned gardens of over an acre surround the house, bounded by post and rail fencing. There is a large croquet lawn, kitchen garden area and a well sheltered paved terrace on the southern side with views to the wooded hillside beyond, home to much bird and other wildlife.Outbuildings (fitted with light and power) include two stone barns (used as a potting shed, workshop and stores), a garden WC and a timber clad garage. There is also an attractive stone and tiled barn over looking the kitchen garden, currently used as a studio/party room and with a separate shower room and WC.The land totals around 11 acres of level lying or gently sloping pasture in good heart. Next to the buildings is a small railed paddock with a pony field shelter.

Services
Private water and drainage. Mains electricity. Oil fired central heating.

Directions
From Somerton take the B3153 out of the town towards Langport. Pass the playing field on the left hand side and just past the last house on the right turn right into Cartway Lane and at the next junction turn left. Stay on this lane for just over a mile and the entrance to Park Farm is on the left hand side, just past a large oak tree.
