This major regional centre provides a broad selection of amenities which will appeal to a wide range of interests.
THE PROPERTY Willow Cottage is an historic Grade II listed single storey cottage which has been extended over recent years to provide generous and versatile accommodation. It has the benefit of oil fired central heating and part double glazing along with an attached workshop which was formerly the garage and could easily be reinstated if desired. It enjoys a central position within the village, approached over Dean Burn and has open countryside to the rear. There are pleasant cottage gardens, part of which are held on a peppercorn rent, with the south-facing rear patio enjoying a high degree of privacy.
A panelled doorway opens to the entrance hallway with exposed floor boarding which extends through into a most beautiful study area which leads through to a side hall. There is a bathroom/WC off the hallway with Heritage style suite comprising a ball and claw roll top bath, wash basin and WC with slate tiled flooring and panelling to dado level. The sitting room also has oak flooring and double opening doors leading out to the south facing sun terrace. The focal point of the room is an exposed stone chimney breast with inset multi-fuel stove and beamed ceiling. The dining room and kitchen are L-shaped being open plan with tiled flooring extending throughout. The kitchen is fitted with a range of pine-fronted base and wall mounted storage units with Belfast sink, Kenwood double oven and grill with five plate ceramic hob, space for further appliances, floor mounted Worcester oil fired central heating boiler and side stable doorway.
The side hallway with oak flooring and exposed stone work provides access to the remaining accommodation. The master bedroom is a light and airy room with built in wardrobe units and windows looking out over the gardens and countryside beyond. There are two further bedrooms, one again having built in wardrobe units and wood block flooring. These rooms are also served by a well-appointed shower room/WC having tiled walls and floors.
EXTERNALLY The property is approached over a gravelled driveway/turning apron leading up to the workshop (garage). The further pedestrian bridge leads over Dean Burn with flagstone pathway extending up to the entrance. There are pretty cottage gardens to the property with laid lawns and well stocked borders which extend around to the side of the property to a further gravelled section having a small greenhouse and trellis work concealing the oil tank. Immediately to the rear of the property is a flag stone and gravelled patio area with raised border which currently houses a hot tub which may be available by separate negotiation. To the western side of the property there is a further garden area which is currently rented at £20 per annum from the neighbouring farmer being laid to lawn and also housing a useful garden shed.
DIRECTIONS From Corbridge/Hexham head northwards on the A68 to the Stagshaw roundabout. Turn left at the Errington Arms and follow the road down and over Chollerford Bridge. Continue straight over the next round about and continue until reaching Wark. In the centre of the village the road bears sharply around to the left hand side and on the apex of the next bend continue straight ahead. The subject property will then be found shortly on the left hand side.
SERVICES Mains water, electricity and drainage are connected. Central heating is oil fired.
NOTES Fitted carpets and blinds are included in the Sale.
VENDORS COMMENTS When the children went away to university we purchased Willow Cottage after selling a rather large house in Newcastle. This is where we were going to retire to. The village is lovely, the people friendly and the house is perfectly located just 100 yards outside of the village. The river is close and there are many walks. There is an island just on the other side of the river that has the most beautiful display of spring flowers. We always thought we would be here forever!
However, several years back we purchased a house in the south of Spain and our plans changed. When we retire we want to spend 6 months here and 6 months there. So, sadly and reluctantly, we are going to sell this house so we can buy something smaller that we can 'lock up' and leave.
