Kitchen/Diner:
c.12` 11" x 10` 7" (3.94m x 3.23m)
The kitchen/diner is a superbly presented room which features the original cob-walled chimney breast and open fireplace, which has been thoughtfully revealed, restored and treated and is now a real show-piece at the property. A high quality recently renewed kitchen comprises a range of ivory modern, contemporary eye and base units, which stretch along one wall and into the chimney breast recess and feature integral appliances including a dishwasher, energy efficient four ring induction hob with modern pull out extractor over and electric oven under, all in matching stainless steel. An inset one and a half bowl sink with drainer, also in stainless steel, sits beneath a uPVC double glazed window overlooking the garden and a useful under stair recess provides ideal positioning for an upright fridge/freezer. Wood effect flooring also features along with a radiator, ceiling light fitting and a low level door opens into a further under-stair cupboard providing additional storage. In the corner, three steps lead up to a door which opens into the:

Utility Room:
The utility room provides housing for the recently renewed wall mounted gas combination boiler, servicing the hot water and central heating. A uPVC double glazed window looks out to the front and ceiling light point and radiator again feature.

Garden:
The garden benefits from a pleasant South-Westerly aspect and has been nicely landscaped with ease of maintenance in mind and includes areas laid to shingle with raised flower beds, trees, paved areas, positioning for a rotary washing line and hardstand for a shed. A recent timber fence lines the boundary which concludes with a wrought iron gate opening out on to a side pathway.
