Built circa 1840, Ivy Cottage is set in five acres of grounds in the village of Midford. In the 1950s it was a market garden, and in the 1960s a village shop. Now an attractive four bedroom home, it also has a separate two bedroom annexe.
"When we moved here, we were looking for a property with large grounds and enough space to provide a home for ourselves and elderly family members, as well as all our pets. The old dairy, which was then in use as a garage, was perfect for conversion to an annexe," says Jan. �Good road transport to Bristol and London was also essential for our work, so its location close to both the A4 and M4 and just 10 minutes from the centre of Bath and its railway station was ideal, � adds Roger. "And yet it�s rural and quiet."
In the main house, the big change was to build a working chimney, as the living room had no focal point. �It now has a lovely fireplace of ashlar stone with an oak lintel,� comments Jan, "and adjoining it to one side we have added a conservatory with a wood-burning stove."
"In the grounds, we removed the old concrete stables and built three wooden garages with tiled roofs, which were more in keeping with the house," explains Roger, "while we also extended the parking area. There are two large paddocks, which are agricultural land and loaned out to horse owners. We also have a plant nursery, and we sell the plants at the Bath Farmers� Market. The rest of the garden is mainly lawn with mature shrubs and trees, while we�ve also laid a patio, which surrounds most of the house." "In 2004,", adds Jan, "we hosted an �Art in the Garden� exhibition with sculptures and other work by local artists, which was great fun."
As well as being conveniently placed for transport links, which includes good access to Bristol International Airport and all that the city of Bristol has to offer, Midford is within easy reach of Bath�s excellent range of amenities, including schools and shops. �We�ll miss being so near to Bath with its shops, restaurants, theatre and historic centre, " Jan confirms.
Amenities close by include shops and schools in the neighbouring villages of Combe Down and Monkton Combe, while just down the hill is the Hope and Anchor pub.
�We�ll also miss the countryside walks" adds Roger "which we can do from our doorstep, including the lovely two tunnels shared-use railway path which links Midford to Bath."
Jan and Roger are in total agreement: "Ivy Cottage is perfectly placed for just about everything."
