OVERAGE CLAUSE 
Please note: the land is sold subject to an Overage Clause for a period of 25 years post completion requiring a further payment of 50% (to the Vendors) of the increase in value between agricultural value and development value, should planning permission be obtained for any residential development.

Whilst there are no services connected at present, we are informed by the Vendor that mains water and electricity are close by to the southern point.     

DIRECTIONS
From the Dartmoor Inn on the A386 north of Tavistock take the road signposted to Lydford where on reaching the crossroads just before Lydford after approximately 2/3 of a mile turn right and then after just a short distance fork right again and continue for a further approximately 1/4 of a mile where the field will be found on the right hand side, just beyond ‘Bolts House’.
