About the area
Lovington is a small popular village with a church, primary school and a pub/restaurant. The historic market town of Castle Cary is a short distance to the east with its mainline railway station to Paddington. The A37 is two miles away giving rapid access to the A303. The towns of Sherbourne, Yeovil, Street, Glastonbury, Wells and Frome are all within a short drive and Bath and Bristol are within commuting distance. There are wide ranges of sporting and cultural amenities and excellent state and independent schools including Millfield, Wells Cathedral, Downside, Hazelgrove and the schools at Bruton and Sherborne.

*
The property is believed to have at one time been a Coaching Inn but is now a very attractive Georgian farmhouse. Period details include Doulting stone dressings, double hung sash casement windows, flagstone floors, window seats and working shutters. These are complemented by modern contemporary benefits including oil central heating, a well-fitted kitchen with a four-oven aga and ample bathrooms. The accommodation is very generous with good-sized rooms, which mainly face south or westwards into the gardens which enjoy total privacy.

Ground Floor
A drive leads in from the road to an attractive courtyard flanked by the house and buildings. The front door opens into a large ENTRANCE HALL with cloaks cupboard, a CLOAKROOM and a doorway into the INNER HALL. The DRAWING ROOM is currently used as children's sitting room and has a stone fireplace, shelved alcove and a door through into the dining room now used as a study and in turn leading back to the inner hall. The west wing of the house is now the main living area and includes a large kitchen/breakfast room with a tiled floor. The kitchen has a 4 oven aga and an extensive range of fitted kitchen units including an island unit. The Breakfast Area ads to a large dual aspect FAMILY ROOM with an oak floor and a brick fireplace with an inset Jetmaster fire. French doors open from this room (and also from the kitchen) onto a southwest-facing terrace. Also leading off the inner hall is UTILITY/BOOT ROOM with a door to the courtyard. A door from the entrance hall leads down to a CELLAR.

First Floor
The FIRST FLOOR is approached by an elegant staircase sweeping to a GALLERIED LANDING flooded with light from the large arched window on the south elevation. The MAIN BEDROOM has a wide opening into a DRESSING ROOM with fitted wardrobes and in turn this opens to a BATHROOM, which also has a door to the landing. On the first floor tare THREE OTHER BEDROOMS, a BATHROOM. EN SUITE SHOWER ROOM and a LAUNDRY ROOM. On the SECOND FLOOR are TWO FURTHER BEDROOMS.

Outbuildings
A cobbled entrance flanked by stonewalling leads in to a tarmac driveway with rose beds to one side and a mature hedge and fence to the other. There is a DETACHED STONE OUTBUILDING and the entrance drive then continues through a gated entrance into a charming COURTYARD with ranges of stone and tiled buildings on two sides. The buildings attached to the main house have wide arched openings that provide large storage areas including GARAGE AND WORKSHOP SPACE. These buildings have tremendous scope for a wide variety of uses. This will include ancillary accommodation to the house, potential granny annexe or guest accommodation, office space etc. subject to whichever planning consents are required.

Gardens
On the southwest side of the house is the delightful mature garden with a stone terrace running along the wisteria clad western wing and being approached by French doors from the family room and the kitchen. A stone balustrade clad with shrubs and climbing plants divides the terrace from the lawned garden bounded by herbaceous and shrub borders. Mature trees include copper beech, silver birch, cherry and maple and a high evergreen hedge and stonewalls give a high degree of privacy and safety. There is a further garden on the far side of the building with a right of way over the adjoining property to a nearby lane. Planning consent has previously been passed for a tennis court.
