The planning inspectorate allowed an appeal (Ref.APP/U1 105/A/14/222659) and granted planning permission on 16th January 2015, following refusal of planning application (Ref.14/123/FUL) by East Devon District Council for a replacement dwelling and associated works to include new driveway and conversion of existing dwelling for retention as an acilliary garage and studio on 2nd September 2014.
Details
The approved plans allow for a large contemporary detached, two-storey house positioned reasonably central on the plot between the existing property and the road in the clearing between the trees, but still set well back from the lane, thus affording a secluded setting. The gross internal floor area of the proposed new house is approximately 223m2 (2,400 sq ft). The plot is relatively level and extends to approximately 0.50 hectares (1.23 acres).
Building Clause
Condition No.9 of the appeal decision states \"Within 3 months of the substantial completion of the replacement dwelling hereby permitted, or after an alternative time period to be agreed in writing with the Local Planning Authority, the residential occupation of the existing property on the site known as Garathatch shall permanently cease\". This allows any purchaser looking to build the new property for themselves, the opportunity to live alongside the new building whilst it is being constructed rather than renting a separate property. There is then the option to convert the existing dwelling into a garage/office/studio etc. subject to the usual planning consent.
Directions
From the Salterton Road in Exmouth heading out towards Woodbury Common, take the second exit at the roundabout signposted Budleigh Salterton and then next left to Knowle. Once in Knowle village take the second turning on the left into Bear Lane. Garathatch is located in a secluded position at the top end of the lane where the road surface ends and leads on to an unmade track beyond.
