Description
Currently a former stone outbuilding described as a milking parlour with rear paddock, stone farm building and further walled enclosure. The sellers obtained a full application for 'Change of Use' of the existing outbuilding to form a new dwelling in May 2008.The Planning Permission was granted for a period of 5 years with several standard conditions (a copy of the decision is available for inspection at the Agents office). One of the conditions was for passing areas on the access; road to be constructed before any works commence on site. This is understood to have taken place. All purchaser should make their own enquiries at the Local Authority to ascertain their satisfaction of the current validity of the application. The vendors have advised that a septic tank was installed to the rear enclosure of the outbuilding approx. 3 years ago and is currently attached to the caravan. Buyers should make their own enquiries with the Planning Department whether this is viable. The sellers of the property own the adjacent farmhouse with Planning Permission having been obtained for the extension of their current home into the adjoining stone outbuilding and opposite side.Access to the Milking Parlour is via a Right of Way (to be formalised upon division of the current Title) past Dyfria Farm. It is possible subject to agreement and negotiation (and by obtaining Planning/Highways consent) for the seller to allow a new access road to be agreed across a front field. It should be noted that Dyfria Farm operates a Caravan Club camping and caravan site in a field to the west of the site. A Public Footpath passes through the land of Dyfria Farm and lane.
