Property description
THE PROPERTY This wonderful Grade I Listed cottage is beautifully presented internally. To the front of the property is the sitting room with a delightful wood burning stove with red brick surround. A stunning original sash window offers an outlook onto the quaint front garden.
Following through, the kitchen breakfast room offers a range of solid wood units with an integrated Belfast sink, oven and hob. The room is beautifully finished with quarry tiled flooring and downlighters.
Leading on from here is the utility area through to the shower room. The utility area provides space and plumbing for a washing machine, plus access to the rear garden can be gained from here, whilst the shower room is fitted with a contemporary matching white suite.
Located on the first floor are both bedrooms. Bedroom one is of a very generous size, with a beautiful original window and window seat framing the pretty outlook onto the neighbouring church. Bedroom two offers space for a double and is situated to the rear of the property with a view along the rear garden.
Outside, the property boasts a fantastic rear garden. Among the features are a lawn, mature borders and a patio. Additionally, there is an outbuilding with power and light creating an ideal space for a home office or workshop. Passing through the Abbey gate, a double garage is situated to the left hand side and adjoins the wall of the garden. Additional parking can be found here and in front of the garage doors. A side gate gains access to the rear garden and outbuilding.
AMENITIES Straddling the Little Avon lies the village of Kingswood. It has a long history, its main claim to fame being that it was once the site of an important Cistercian Abbey, as a 'daughter' of Tintern. Founded in 1139 by a member of the Berkeley family, the Abbey moved to several different locations in its early years before settling in Kingswood. Following the dissolution of the monasteries by Henry VIII, much of the Abbey was demolished and the stone and timbers used for building elsewhere. Today, only the 16th Century gatehouse and some precinct walling remain.
Situated approximately 1 ½ miles away to the south-west is Wotton-Under-Edge. This small market town is tucked away on the southern edge of the Cotswolds with Nibley Hill providing spectacular views across the Severn valley. The town is a hospitable, thriving and lively place, with interesting and historic buildings. The town offers many amenities with the main streets packed with small family run shops selling an amazing range of goods. Supermarkets, a golf club, cinema, banks, post office, cafes and restaurants can also be found here, and is equidistant from Gloucester and Bristol, Cheltenham, Cirencester and Bath, only a few miles from the M4 (Junction 18) and M5 (Junction 14). Whilst, the nearest train station can be found at Cam, approximately 6 miles away.
DIRECTIONS From Wotton-under-Edge, travel along the B4058 towards Yate/M5 motorway. Follow the signs to Kingswood onto Wotton Road. Passing Katharine Lady Berkeley School on your right, travel into Kingswood. At the crossroads, turn left onto Abbey Street. Number five is situated on the left at the end of the lane and can be identified by our 'For Sale' board. Parking can be found to the rear pass under the Abbey gate and the double garage is situated on the left hand side.
