The building was originally constructed for local solicitor, John Petch, in around 1785. It features in the book “Houses of the North York Moors” by the Royal Commission on the Historical Monuments of England (out of print, but a copy included in the sale), where he is described as“a late eighteenth century professional man of some consequence”.
The original building was extended, and has been occupied by two families for over a century. St Hilda’s is completely self contained and comprises the greater part of the original Georgian house. All but two of the rooms in St Hilda’s are on the south facing garden side of the building, with plentiful natural light, and their position insulates them from street noise. The south side contains, as the book says, the principal rooms of the Georgian house, with the largest room on each of three floors provided with a substantial bay window. Spacious, well proportioned rooms have many period features, including panelled doors with original door furniture, shutters, panelled window recesses. The original staircase is elegant and lit by a tall sash window; two landings have attractive archways. The secluded garden is easily visible from most rooms of the house.

St Hilda’s is close to the centre of the lively and attractive North Yorkshire market town of Kirkbymoorside, within 200 yards of the Market Place, where a weekly Wednesday market has been held since 1254. In the opposite direction, within 50 yards, is a children’s play field with open fields and public footpaths beyond. The local secondary school is Ryedale School, recently rated “outstanding”.
