Property description

** BACK ON THE MARKET **

This attractive four bedroom detached family home in the popular village of Chalgrove has become available again following the collapse of a chain.

The property is modern and well presented, with gas central heating and UPVC Double Glazing, sitting on a good sized plot with parking for several vehicles. The front door opens into an Entrance Hallway with stairs to the first floor and there is a ground floor Cloak Room.

There are three ground floor Reception Rooms, including Living Room with double French Style Doors onto a decked area in the rear garden. From the Living Room there are also double doors opening into the separate Dining Room. The third Reception Room is currently being used as a Play Room, however could equally be used as an Office, Reading Room etc. The Kitchen is modern and fully fitted, with a side door into the Rear Garden.

On the First Floor, there are four Bedrooms, with an en-suite Shower Room to the Master Bedroom, as well as a modern Family Bathroom.

Outside, the front includes driveway, lawn and shrubbery, and the back garden wraps round the side and rear of the property, which allows the garden to be split up into different areas to enjoy at different times of day (or, indeed, to separate the garden off into sections for children and adults, for those families that might be looking!).

The street address of the property, French Laurence Way, is named after the Rev R. F. Laurence (1807 - 1885) who was Vicar of Chalgrove for 53 years, and who founded and taught at the local parish school. Chalgrove itself is a lovely historic village with a mix of period and modern properties. There is evidence of there having been settlement since Roman times and Chalgrove as a village is mentioned in the Domesday book. One of its quirks is that it is famous for its ducks, which are protected by a local by-law. Chalgrove is a village that has a lot going on, with two Convenience Stores, Newsagent, Post Office, Florist, and there are three local Pubs as well as Chinese Takeaway. There is also a Doctors Surgery and Pharmacy. As well as these, there is a football club, cricket club, history group and even a brass band. There is a local primary school and recreation ground that offers tennis courts and football pitches.

Chalgrove is located just 12 miles from Oxford and just under 19 miles from Reading. The M40 at Lewknor is approximately 7 miles, where there is also regular bus stop with parking to connect to London, or if you prefer to travel by train the station at nearby Cholsey is around 9 miles.
