GRANGE BARN WEST LYDFORD, SOMERTON, TA11 7DN
About the Area
West Lydford is a popular and sought after village between Glastonbury and Castle Cary and within traveling distance of Yeovil, Taunton, Sherborne, and both Bath and Bristol. It's well situated for the A37 and A303 roadways as well as mainline railway stations at Castle Cary (London Paddington) and Templecombe (London Waterloo). There are excellent state and independent schools in the area including several primary schools, Millfield, Strode College, Hazelgrove, Downside, All Hallows, Wells Cathedral School and the Bruton and Sherborne schools. This is a particularly attractive village with many stone built period properties, a church and an active community. Locally there are several small shops, a post office and several pubs. Within the area are a wide range of sporting and cultural organizations and amenities.
Accommodation
Grange Barn is in a quiet position in the village and is a very spacious property developed from a large stone barn around 2005. It is now an exceptionally roomy home of considerable character and style. Period details such as beamed ceilings, oak brace and latch doors and an open fireplace are complemented by contemporary benefits including under floor oil-fired central heating, sealed unit double glazing, bespoke kitchen fittings including an Aga and well appointed bathrooms. The accommodation has a great deal of flexibility and takes maximum advantage of its south facing position with many French doors opening into its sheltered garden. The wide reception hall has oak flooring, a cloakroom and double doors to a splendid 30ft. drawing room with beams and a fine open fireplace.
*
The open plan 34 ft. kitchen & dining room is the heart of the house and has a tiled floor, vaulted ceiling and a superb bespoke kitchen with granite worktops, aga, some integrated appliances and three sets of French doors to the south faced enclosed rear garden. An inner hall gives access to an office/storage room and utility and beyond access into the sitting room which again has double doors into the garden. There are two ground floor bedrooms, one of which has double doors to the garden, and a bespoke bathroom. On the first floor are the master bedroom with en-suite shower, two further bedrooms and the family bathroom.
Outside
A gravelled drive leads into the property and to a large parking and turning area well screened by hedges and shrubs. On the southern side, bounded by high stonewalls and hedges, are level lawned gardens divided by geometrical pathways with areas of mature shrubs and trees.Council Tax - G
