PLANNING POTENTIAL 

Mid Devon District Council have historically indicated that a residential scheme of up to 4 new build houses to the north of the site and refurbishing and converting the main house into 2 apartments and converting the warehouse to the south of the main house into 2 apartments. The new dwellings should be designed to be  linear style with roof levels, maintaining and enhancing the rhythm of the existing brick buildings, whilst providing garden and parking space at the rear.  

A Pre App, reference 15/01811/PREAPP, was submitted last year, enquiring whether Mid Devon would allow the main house to be demolished.  Mid Devon stated that it would resist the demolition of the main house as it is in a Conservation Area.  For demolition to be allowed a strong case would have to be made that the main house was in a poor structural condition; that the buildings are not significant in the Conservation Area and proof that the retention of the main house would make the site unviable to develop.  Further information concerning the Pre App is available by contacting the Helmores office direct.
