About the House
Located on arguably Honor Oak's most revered location just five minutes walk from the local BR & the new London Overground service providing easy access to central London, Canary Wharf, Islington and Clapham.
This stunning 4 bedroom house has undergone a complete refurbishment including the removal of the original garage to be replaced with a new two-storey extension to the full depth of the property.
It has been reconfigured internally to offer a well-planned modern day home including the complete renewal of all central heating, hot water and electrical systems to support the new layout. The ground floor boasts the highest quality solid bamboo flooring (chosen for its hard wearing and good looks) and there is no mistaking the quality of the solid oak front door, sourced from The London Door Company. All of the windows have been replaced with high specification aluminium double glazed units with 10 year guarantees.
To the ground floor there is a stunning 27' x 24' - L shaped open plan living space with amazing concertina doors stretching four meters across the back of the property to provide the indoor / outdoor living experience.
The fully integrated kitchen boasts solid Silestone worktops with glass splash backs; larder size fridge and separate larder sized freezer; integrated dishwasher; 5 burner Bosch gas hob; integrated oven plus combination microwave / oven; and the space leads on to a separate utility room.
There is a cloakroom in the true sense that there is a dedicated area as you enter the house with storage for coats, shoes and wellingtons. Positioned off from the cloakroom is a separate w/c.
The high specification continues on the first floor where there are four bedrooms (one with en suite) and a family bathroom.
The en suite and family bathrooms have been provided with high quality fittings all individually styled so that the simple design ethos of minimal clutter is maintained throughout the property.

About the Park
Arguably the main attraction for the property is' The Park ', which is the only private park now left in South London.
Brockley Hill Park Estate Ornamental Garden Trust to give it it's official name, was created in 1853 and has been a great source of pleasure to our family and friends for many years.
It is, in area, approximately four and a half acres with grassed areas, paths and mature trees. All the trees have preservation orders on them and there has recently been extensive planting of trees and shrubs.
You'll find families of hedgehogs in the park, and bats have been spotted, so bat boxes have been attached to trees along with several types of bird nesting boxes. The park has green and greater spotted woodpeckers, finches, 4 types of tit and have had visits from sparrow hawks to name but a few of the bird visitors.
There is a frog and toad log pile for their hibernation. The greater spotted woodpecker is a frequent visitor to the peanut feeder in the garden. In summer the garden is visited by butterflies, moths and many types of bee due to the insect friendly planting and a Humming Bird Hawk Moth was spotted on several sunny evenings.
Each year there is a tennis tournament on the tennis court which is run by the tennis section of the social club. There is a full calendar of social events held during the year with something for all ages.
The residents children especially enjoyed the Easter egg hunts and firework displays. All ages join in the barbecues during the summer months.
The park has no public access and is bordered by the back gardens of the four roads surrounding it. Children have enjoyed the freedom to play out with friends and explore The Park and developed a great love of nature.
From The Park there are views over London. In fact you can view many parts of London from the surrounding area including Canary Wharf and the Gherkin.
