Property description
Rarely have the words location, location, location held more significance. Crosshall Road in Eaton Ford is one of the most prestigious addresses in St Neots. This property is situated opposite an esteemed golf course, which extends to the edge of the Riverside Park. St Neots has rapidly developed into a major town and boasts one of the largest market squares in England. This area of Cambridgeshire, formerly Huntingdonshire, has an interesting Cromwellian history and the Parish Church of St Mary the Virgin has aspects which date back to the 1100's. Our property is two years old and built by Sid, the current owner, although close to the town centre, it has a lovely rural feel. There is a good sized driveway, which is accessed through a striking sliding wrought-iron gate, and plenty of parking for several cars.On approaching the house one cannot help but be delighted with the exterior of this solidly built Potton House from their Heritage range. You just know it's going to be pleasing both inside and out and pleasing it certainly is.From first stepping through the front door I was I was charmed by the large hall, which was well proportioned and had a lovely warm glow emanating from the gorgeous rustic wooden doors and stairway. Apart from doorways to rooms there are two useful cupboards and a downstairs WC. Ceramic floor- tiles completed the look and the entire ground floor concealed underfloor heating, which must feel luxurious on cold mornings. To the front of the house is the lounge and it was everything I hoped it would be; light, airy and evenly proportioned with a beautiful large, to the floor, bay window. But the room's raison d'etre is a gloriously baronial stone fireplace and what a marvellous centre piece it is! It doesn't take a huge leap of imagination to picture a crackling log fire, a good book and a glass of red.Across the hall is my favourite place to be the kitchen, and this house has a beauty; a fabulous big space, which the entire family can enjoy. For the cook this is a fabulous working area. The units are modern, high-gloss white and plenty of them. The worktops are hard-wearing black granite and there's a very desirable big centre island, with inlaid NEFF electric hob and room enough to use as a substantial breakfast bar. The eye-level ovens, two of them, are of good quality and the entire business end of the kitchen is well planned and efficient. There is a spacious utility room to one side, which is large enough to house all the essential white goods and has a sink and units too. The flooring is modern mottled-grey ceramic tiles, which enhance the modern design of the kitchen. For the non-cooks in the family there is a generous dining area, which currently has a super large table and creates the perfect, interactive, dining zone for family gatherings or social occasions. But it doesn't end there oh no, for branching off from the kitchen diner, is an orangery. This is a very appealing addition to the kitchen. It creates a fabulous place for entertaining, socialising and, if you're ambitious, growing oranges. The orangery roof is partly glazed and there four long windows and patio doors, plus tri-fold doors in the main section of the room, bathing the whole kitchen in natural light. And when daylight fades the house has an array of halogen fitted ceiling lights.Upstairs there are three generous double bedrooms all of which have storage space and vaulted ceiling with Velux windows. There is a great modern family bathroom with a delicious standalone bathâ¦a modern twist on a traditional roll-top. There is a separate shower a Velux window letting in plenty of light. The master bedroom is a thing of joy. Big, masses of storage, en-suite quirky shower room and a theatrical wooden vaulted ceiling, which brings drama to the room and creates a space which could so easily become a haven, adored it!There is much about the house to be admired but for me, the most impressive of all is the amount of splendid wood on display, which brings so much warmth and comfort to this clean modern home. The lounge, kitchen and bedrooms all have magnificent wooden beams, the doors are attractively rustic with latch handles and the stair bannister is of the same wood all-in-all this brings an old world charm to the stylish, sleek finish, which is so popular. The lawned back garden is a decent size and could provide plenty to do for the hobby gardener. There is a separate double garage with a very surprising additional large room above it, reached by its own front door, with a cheeky WC/ shower room at the foot of the stairs. This is a clever use of space, which would be ideal as an extra bedroom, or guest room but would equally make an excellent home office. This property certainly loves to give. This house isn't just about its proximity to the best schools or its access to all the amenities St Neots has to offer. It is about a lifestyle, it's about being able to walk the dog in the lovely Riverside Park virtually on your doorstep, or play a round of golf by just crossing the road. This house is a home in every sense of the word but if the location is the best in town, well what are you waiting for?
