Property description

Elegant 6 bedroomed detached Edwardian house set in mature gardens, well-appointed versatile family accommodation over 3 floor levels with a modern contemporary twist, oil central heating, secluded village setting within walking distance of amenities.

Mill House is an extremely spacious & elegant detached Edwardian family house set in a secluded tree-lined village location surrounded by its own mature gardens. It offers excellent 6 bedroomed accommodation with many original Edwardian features remaining including fireplaces, panelled doors, picture rails, sash windows etc. The present owners have introduced a clever 21
st century twist to the accommodation in terms of the décor, carpets, contemporary style bath/shower rooms, and modern fitted kitchen. The 3 storey layout is extremely versatile with most of the rooms being well proportioned, light, and having high ceilings which really adds to the feeling of space. There is oil central heating with radiators throughout.

COPPLESTONE
is a popular Mid Devon village adjoining the A377 Exeter / Barnstaple road about 4 miles west of Crediton. The Cathedral City of Exeter is about 12 miles to the south east with excellent communications including the M5 motorway, main line rail stations and its airport to the east of the city.  To the south west and the north east of Copplestone are the National Parks of Dartmoor and Exmoor, renowned for their spectacular scenery with excellent facilities for walking, riding and fishing.  The village has an old Inn, post office / general stores and a modern primary school.  There is a bus service through the village to Exeter via Crediton.  The village also has a railway station with trains every hour to both Barnstaple and Exeter.  In the village stands an ancient granite cross which is mentioned in a Saxon charter of the year 974.  This cross is virtually in the centre of the County.

DIRECTIONS
From Crediton take the A377 road to Copplestone (about 4 miles).  Proceed through the traffic lights at the bridge and bear around to the right, staying on the A377.  The current entrance into Mill House is a driveway on your left in between a pair of thatched cottages (Bassetts Cottages), and an old cob barn.

We are also offering for sale the adjoining land which has the benefit of planning permission for 2 luxury detached houses.  A planning condition is that a new driveway is to be installed which will serve Mill House, and the 2 new dwellings.  The responsibility of this driveway will be the developers of the site, which effectively means that Mill House will have a brand new driveway and off road parking space.  See our planning pack for further information (or log onto Planning Portal ref 14/01165/FULL) or call us on 01363 777 999 for further clarification.

A full planning pack containing all documentation for the adjoining building land including site plans and the layout of the new driveway is available for download as a PDF from our website.
