Property description
An extended period cottage situated in an elevated setting on the edge of a popular rural village enjoying commanding southerly views over miles of glorious countryside.
Property A most interesting property being arranged in a U shape with white rendered elevations under a mix of clay tiled and terne coated stainless steel roofs. It is thought to have originally been a pair of workers’ cottages belonging to the Clouds Estate dating back to the early 19th century or even earlier. An additional ‘wing’ was added and various other alterations made in the mid 1980’s thereby creating a home that is a blend of ancient and modern. The cottage has been designed and laid out in such a way that all the living rooms and bedrooms take advantage of the elevated setting and enjoy glorious far reaching Southerly views across the rolling farm and down land of South Wiltshire and North Dorset.
The accommodation allows for considerable flexibility and has the potential for further development. At present the ground floor is arranged as follows; sitting room with built in multi fuel stove, maple flooring with under floor heating, dining room with original tiled flooring re-laid over under floor heating, custom built kitchen leading off the entrance hall and a double aspect family room. The latter could also be used as a fourth bedroom, studio or study next to which is a shower room and WC. The upstairs is set out in two areas, one comprising of a master bedroom with an en-suite shower room and WC whilst a second staircase leads to two further bedrooms and a family bathroom.
Outside Immediately to the front of the house is a raised lawned garden with flower and rose borders, a brick paved patio and a covered oil storage tank. Across the lane is a walled area of off street parking with steps leading down to the second garden. This garden is steeply banked and partly terraced and at present is a ‘blank canvass’ for a new owner to landscape and plant up, perhaps giving the opportunity to create a terrace from which to take in the splendid southerly outlook. At the bottom is a further hidden area that could be put back to its previous use as a vegetable garden.
Situation North Hill Cottage is located off a small lane looking South over the sought after village of East Knoyle, famous for being the birthplace of Sir Christopher Wren in 1632. This is a pleasant community to live in with its attractive stone fronted houses and good facilities that include a community run shop/post office, village hall, parish church, playground, various clubs and a well-respected dining pub, The Fox & Hounds in the nearby hamlet of The Green.
The village is in a conservation area and situated in an Area of Outstanding Natural Beauty but despite its delightful rural setting on the edge of the Blackmore Vale, Nadder Valley and West Wiltshire Downs, East Knoyle is not isolated. Located just off the A350, there are good road links to the main towns in the area including Shaftesbury, Salisbury, Bath, Blandford, Warminster, Wincanton and Yeovil as well as to the South Coast. The nearby A303 gives access to London, the West Country and motorway network and there are mainline rail services from both Tisbury and Gillingham to London (Waterloo).
East Knoyle is an excellent base for several highly respected schools in both the state and private sectors and the village is surrounded by idyllic undulating countryside ideal for a variety of rural pursuits including walking, riding and cycling. Racing is at Salisbury, Bath and Wincanton with golf at Tollard Royal, Sherborne and Salisbury whilst there is sailing at Shear Water. There are several famous visitor attractions nearby such as the National Trust gardens at Stourhead, the stately home and safari park at Longleat and the World Heritage prehistoric site at Stonehenge.
