Property description

A wonderful chance to acquire an ELEGANT, five-bedroom, country-style period residence set in the heart of Southbourne in the extremely popular area of the Carbery Estate. The property is unique and its many features include extensive grounds, off-road parking for several vehicles, a garage with its own entrance and a large, luxury conservatory.

This property is completely private, with only two entrance gates visible from the road. It is also very secure with a full alarm system. Upon entering through these newly-constructed doors, you can begin to appreciate the fantastic character that this property holds as you are greeted by a canopy of trees and beautiful, secluded lawn as well as a well-hidden store containing both heating and lighting. Automatic PIR lighting will guide you to the front porch and produces an extra security feature.

Entering the porch through the original 1920's door, there are control panels for all security and outside lighting (with timer), a single-panelled radiator and access to the entrance hall. The entrance hall is an impressive size with access to the main reception room, kitchen, master bathroom, bedrooms and study as well as a grand fireplace and beautiful wooden flooring.

The main reception room has been converted to accommodate both living and dining and also provides entrance to the kitchen. It is both spacious and light with bay windows to both the front and side elevations.

The kitchen is fitted with Welsh quarry tiles giving a lovely rustic feel. The boiler can also be found in this room and was installed in 2001. This system has been fitted with a 'Magnaclean' unit, which helps to purify the water. The main components within this boiler have been replaced within the last 18 months and it was serviced this May with a very highly-rated efficiency certificate.

The master bathroom contains a stand-alone cast iron bath with shower, Scotland basin, airing cupboard and access to the alarm maintenance box. The toilet cistern is wood-lined and insulated.

The basement contains a large, double bedroom with an alcove that could be used either as a separate dressing area or converted for use as an en suite. The basement has a double-glazed window to the side elevation with long single radiator underneath and a double-radiator on the other side of the room. There are broadband cable, television and telephone points.

The entrance hall also provides entry to bedrooms two and three. Both of these are fitted with television and telephone points with bay windows to the side. The second bedroom has broadband cable and an extra rear elevation window and the potential to add either en-suite or a walk-in wardrobe.
Lastly, from the entrance hall find access to the study. This study, in return, allows access to the master bedroom, conservatory, utility room / garden kitchen, summer room, store and garage. There is a separate toilet with wood-lined and insulated cistern adjacent. The study also includes broadband cable, telephone points and two radiators.

The master bedroom is an excellent size and includes fitted wardrobes as well as double French doors opening out onto the conservatory. It also has the main security alarm activation control.

The conservatory was added in 1995 and seats up to 50 people. It has been built to a high specification with double glazing throughout and insulated with quality roofing that is over 6 inches thick which keeps the interior cool in the summer and warm in the winter.

The garden is again very private and of excellent size with one of the tallest oak trees in Southbourne. The patio is perfect for entertaining (with access from both the conservatory and summer room) and includes a large awning. Lighting is found on the main patio and the statues are illuminated at night from the ground.

The summer room is, again, of a very generous size and another fantastic room for entertaining, with access to the garden kitchen to the rear. It also provides plenty of storage space and electrical connections. The garden kitchen provides the ability to entertain both in the conservatory and summer room. It includes several light fittings, washing machine, dishwasher telephone and television points and even a shower.

A 'cosy room' sits between this kitchen and the garage. This room can be used for extra storage and as an occasional guest room with television point.

The garage itself provides electricity and plenty of space for a motorcycle and some storage. This leads off to a double car port. There is a separate area for the bins.

From the front of the property there is separate access to the one-bedroom flat above. Entrance to this is via a separate porch and stairs to the first floor. It contains a spacious living and dining room, separate kitchen, bathroom with cast iron bath, power shower and airing cupboard and double bedroom. It is double-glazed throughout and fitted with floor insulation and high-quality carpeting. Apart from the kitchen, there is storage heating throughout. There is a broadband cable and television and telephone points. Access to the eaves can be found via the kitchen and are fully light throughout.

The property is a few minutes' walk to the Southbourne Grove shopping and café district and Southbourne cliffs and beaches.

Viewings are highly recommended to appreciate this truely unique home.

We first came to live in Southbourne in 1979. We originally had an apartment and garden near the cliff at Durley Chine in Bournemouth, but were attracted to the area as being an elegant 'Edwardian Village-by-the-Sea' with its own micro-climate. At first, we bought a place overlooking Fisherman's Walk, but in 1986, had the chance to acquire Watcombe Lodge. Its spaciousness and seclusion lent itself perfectly to the harpsichords, social events and soirees that were all part of my occupation as an international musical instrument maker. The property still has some potential in that any of the large double bedrooms could be easily made en suite; the conservatory was built with such strong foundations and framework that it would support a spacious balcony coming from the upstairs apartment; there is ample room for a swimming pool in the garden. Now that I am retired, our requirements are more easily fulfilled by a much smaller residence - although we shall cheerfully continue to live in beautiful Southbourne!
