Property description
Located next to mature woodland on the Canterbury Road in the Kent Downs Area of Outstanding Natural Beauty, and located just within the borders of a peaceful , secure, superior-quality residential park, Longbeech Cottage is a hidden gem. This spacious, detached, freehold character bungalow gives easy access to the beautiful and ancient village of Charing, which is sited on the Pilgrim’s Way from London to Canterbury. Ashford International station is only a few minutes away by rail, and from there it is possible to travel to London or France in a little over thirty minutes, making a commute to France or the capital a viable and attractive proposition.
The property comprises three bedrooms, one with an open fireplace; a large living room, also with open fireplace; bathroom with shower; kitchen with lovely views of the front garden and planted, landscaped pond. Further benefits to the property include a connected sunroom/conservatory with separate WC; mature gardens, pond with fish; and a totally private, gated entrance. French Windows give instant access from the living room to the large rear garden area.
The property has enormous potential. Here is a truly rare opportunity to buy a secluded, freehold bungalow in a beautiful part of Kent at a price considerably less than comparable properties nearby. Located just within the private grounds of Longbeech Park and therefore perfect for young children; nearby residents do not have access to this freehold section of the Park. None of the restrictions applicable to nearby residents apply to this freehold area. The very best of both worlds.
A secluded, paved seating area in one corner of the front garden once served as the base for a large gas storage tank, the pipework for same (leading into the kitchen) having been installed some time ago to supply an LPG central-heating system. Electric storage heaters and the wood fire are currently used instead and therefore, although the radiators, boiler and pipework remain in-situ, the gas central heating system would need recommissioning before reuse.
Longbeech Cottage is ideally suited to those seeking escape from the cheek-by-jowl existence of a suburban semi; people disillusioned with ‘detached’ properties that have but a matter of inches separating them from the property next door, or those contemplating the purchase of a park home in the area. A comparison of nearby freehold property prices is recommended.
Large, secure garden areas to the front and rear of the bungalow attract a variety of local wildlife and are perfect for those with children and/or pets. Access to the full extent of Charing Woods is just a few yards away. There are two sizeable storage/garden sheds and plenty of space for a summer house or vegetable beds. There is parking for several vehicles.
Longbeech Cottage is priced to permit some negotiation based on the fact that the property would benefit from some TLC and will need recarpetting.
Directions: At the top of Charing Hill, follow the road around to the right and after approx. ¾ mile you will see the Mehfil Restaurant set back on your right. Immediately after this is the entrance to Longbeech Park. Enter the park and immediately after the first turning on the left (just a few yards into the Park and between two large Beech hedges) is the driveway to Longbeech Cottage.
