THE LODGE Accommodation is provided by a well presented timber lodge with wooden steps leading to a veranda to the front. Glazed double doors open into an open plan kitchen and sitting room. The kitchen area has a range of base and wall units, electric cooker point, and window overlooking the garden and land beyond. The sitting area is a lovely light space with dual aspect windows. An inner hallway leads from the kitchen and has doors leading to the two bedrooms and bathroom. The main bedroom is a good sized double bedroom with the second bedroom being a little smaller. The bathrooms is well appointed with a WC, wash hand basin and bath with shower over.

To the rear of the lodge is a timber shed which has been set up as a utility room with plumbing for a washing machine and electric sockets connected. To the side is a further timber shed and two dog kennels.

There are two areas of garden to the side and rear each enclosed by a combination of stock proof post and rail fencing and hedges and both laid to lawn.

OUTBUILDING The holding was set up by the current owners to run their flock of sheep from but the building provides a great deal of versatility to suit other requirements, subject of course to gaining any relevant consents. The main part of the building is approximately 75' x 45' and is of a steel portal framed construction with an earth floor. It is open on two sides and enclosed by concrete panels and spacing boards on the other two. At the far end a 15' extension has recently been added with a view to create a workshop space. The floor in this area has been laid to concrete.

LAND The land lies to the north of the farmstead and is level in aspect. It is divided into seven separate parcels, each with good gated accesses and well maintained boundaries. Three of the fields benefit from a mains water supply with the potential to extend this throughout the holding if required. A brook runs along the western boundary with access points for livestock if required.
A hardcore track runs along the eastern boundary from Street Lane giving access to the furthest fields.
