Property description

Conveniently located within 1.5 miles of Alton town centre yet set away South of the A339 approached by a track, a parcel of grazing land amounting to 2.79 acres (1.13 hectares) naturally sheltered by Wixes and Ackender Wood.

Description
The land is a single pasture field occupying higher ground approached by a long vehicular track from the A339 Basingstoke Road to the South of Wyards Farm. There is both a post and wire opening and metal farm gate into the field from the track. Views can be enjoyed across the valley to the folds of the North Downs embracing typical rolling Hampshire countryside. The village of Beech lies a third of a mile to the west with Alton to the north east. There is a bridleway and ancient Park Pale skirting Ackender and Bushy Leaze Woods.

Location
Handily placed for the South Western residential area of Alton, the field lies within the first tract of open countryside to the western side of Alton. The town provides multiple and family shops, stores such as M&S, Sainsbury's and Waitrose, restaurants and inns, trains to London Waterloo, primary and senior schools, Alton Convent and FE College, a sports centre and an interesting historical background with open air markets on a regular basis. Beech has a thriving village hall and church with 2 traditional pubs in neighbouring Bentworth village. There is access to Basingstoke, Reading, the Thames Valley and the M3 motorway together with the A31 Winchester-Guildford axis.

Local Authority
East Hampshire District Council, Penns Place, Durford Road, Petersfield, Hampshire, GU34 4EX. Tel: 01730 266551. www.easthants.gov.uk.

NB:
We gather in the south eastern corner of the field is a very small memorial garden. The former vendors of the land retain the freehold of this small area of land and the former vendor will retain for the remainder of her lifetime a vehicular access over the track/drive. On the previous vendor's demise, the right of way will be relinquished. We are also told that if at some time in the future, the family decide to remove the memorial garden, the freehold of the said land will revert to the then owner of lot 4 but at no cost.

Directions
Leave Alton on the A339 towards Basingstoke. After passing the Whitedown Lane turning on the left of Basingstoke Road, the gated entrance to Valley Farm is on the left beside the footpath sign to Beech and a short distance before the drive to Wyards Farm and the turning beyond to Beech and Medstead.
