Property description
THE PROPERTY "Secluded but centrally located with no passing traffic and so convenient for the village facilities": this is how our vendor describes her lovely home, which was built circa 14 years ago in the kitchen garden of the former family home. The centre of the village is only five minutes' walk away, which would be an attraction both for families and for mature couples who may be down-sizing.
The accommodation is so warm and welcoming and offers the opportunity for a self-contained annexe with a separate staircase from the garage. This has been designed to offer a kitchen/sitting room and a good sized double bedroom with a dressing area and bathroom.
Upham House offers four reception areas including a large entrance hall with oak flooring. The sitting room has an attractive open fire with a grate, there is a separate dining room, study, utility room and cloakroom, and a family kitchen/breakfast room which has ample room for a large breakfast table for family meals, coffee mornings with friends or helping the children with their homework. Adding to the ambiance of this room is a gas-fired Aga which is used for cooking.
Upstairs, in addition to the annexe suite, is a master bedroom with en suite bathroom, two further bedrooms and a bath/shower room fitted with a modern suite.
Outside, the property is enclosed by its gardens which are private and beautifully landscaped and tended. Gated driveway allows parking for several vehicles and leads to a double integral garage. There is a gravelled area to the rear of the house where there is a pedestrian access on to the ancient footpaths.
AMENITIES Bampton sits close to the edge of the Cotswolds and is one of the oldest and prettiest villages in the area. While it retains much of the character of the traditional Cotswold village, it is also a hive of activity with a multitude of events taking place throughout the year - with something for everyone.
Bampton is also the envy of many of the neighbouring villages in that it boasts an excellent array of amenities for a village of its size. It has a post office, bank, library, five function facilities, a sports ground and pavilion, an art gallery, two churches, a primary school and of course a market square. It also has a wide array of shops and service providers, both within the village and close.
The village is well known as one of the film sets for Downton Abbey and as the background to the popular crime novels by Melvin Starr featuring the mediaeval surgeon, Hugh de Singleton.
