Property description

Barton Meadow is a beautifully presented six bedroom family home spread over three floors together with a two bedroom attached single story cottage suited perfectly for those looking to accommodate a dependent relative or family member or simply to use for holiday lets or short hold tenancy. Furthermore there are formal gardens and grounds which surround the property together with a separate paddock totalling some 3.38 acres in size.

The property dates back to the mid-19th century and originated as a threshing barn powered by a waterwheel located some distance away. In the 1990s it was imaginatively converted into a most spacious house having due regard to the historic architecture and fabric. In view of its architectural and/or historical importance the property is listed Grade II.

The design of the conversion was extremely skilful and the result is a family house with spacious rooms and some excellent views over the surrounding countryside. One wing comprises a large annex, ideal for a dependant relative etc

Accommodation:    A wide front door leads into a wide entrance lobby with ample space for boots etc and with a further glazed door opening into the reception hall which contains a staircase rising to the first floor and has a cloakroom off. The drawing room is of excellent proportions with a granite fireplace surround and chimney breast, bay window and glazed doors leading out into the gardens. Beyond there is a sitting room with brick fireplace and bay window providing delightful countryside views. Two further windows are of great interest having granite mullions. The dining room is of excellent size with a feature fireplace and glazed door leading out into the garden. The kitchen is beautifully fitted and has a bay window and exposed ceiling timbers. A door leads to the rear lobby which gives access to a utility room, boiler room and the double garage.

.    On the first floor there is a galleried landing which gives access to the master bedroom with en-suite dressing room and bathroom. The family bathroom contains bath, wide shower cubicle, wash basin, bidet and WC. Two further bedrooms are of double size and the fourth a large single. On the second floor there are two west facing double bedrooms, a bathroom and a useful attic room, ideal for storage.

The Annex

The east wing of the property comprises a spacious annex offering excellent accommodation for a dependant relative. An entrance lobby leads into an entrance hall and on to a large open-plan sitting room and kitchen with doors leading out to the gardens. Both bedrooms are of double size and there is a bathroom and a further garage.

Barton Meadow is situated at the end of a long privately owned track over which there is a right of way. A five-bar gate gives access to a large gravelled turning and parking area and a double garage serving the main house with a further large single garage attached to the annex. The front garden comprises an expanse of lawn with a backdrop of eucalyptus and various planting of spring flowering shrubs including camellias, pieris and rhododendrons. A wide gravel path edged with lavender and azaleas leads to a five bar gate. To the south of the house and annex there is an enclosed garden comprising lawn and mixed shrub and perennial plantings. There is also a kitchen garden with greenhouse.

Below the house there is a paddock which runs down to a lovely old copse beside a stream. The total plot size is approximately 3.38 acres.
