SITUATION
Crosslands is situated within the rural Devon hamlet of Poughill. It is to be found in an elevated position set comfortably within its own mature gardens. The gently rolling countryside around the village is made up of a series of country lanes, criss-crossed with footpaths and bridleways, so is ideal for walking and riding. The property is centrally situated for the wide range of amenities to be found at Crediton (7 miles away), Tiverton (9.5 miles) and Exeter (12 miles), including both private and state schooling, banks, building societies, supermarkets and good sporting facilities including a choice of golf courses. Exeter St David's Station offers access to the national network with regular services to London Paddington. The M5 Motorway can be accessed both at Exeter (Jct 30) and Tiverton (Jct 27).

DIRECTIONS
On approaching the village of Poughill from East Village, Crosslands is the third house on the right.

DESCRIPTION
Crosslands comprises of an unusually spacious and versatile attached residence of part stone and part rendered elevations under a slate roof. It forms an L-shape around a courtyard area providing parking for several cars and substantial gardens with views to the rear.

The property started life around 1744 as three cottages. Approximately fifty years later the main house was constructed of local stone and operated then as The Rose & Crown Public House. The cottages were integrated with the pub to provide a skittle alley and further accommodation. The pub closed around 1901 and Crosslands was then bought by a grain merchant who, as we understand it, used the skittle alley as a grain store.

The property is huge and although much attention has been paid by the current owners to bring it up to date, there is still scope for someone to continue in order to create a wonderful family home. For instance, the cellar, boasting 3 rooms, have further potential if required. Due to the size of the accommodation it would suit a variety of uses (stp) but as it is, offers fantastic space both inside and out. There are a choice of en-suite bedrooms, various living spaces and a kitchen/dining room which opens out onto the large South facing garden is ideal for families.

Outside the property, the garden lies to the rear and extends to approximately half acre, facing South it benefits from lovely views over the surrounding countryside and is gently sloping.
