Helperby is a large village bounded by the River Swale and situated roughly midway between Easingwold and Boroughbridge/A1. Parts of the village and much of the surrounding land remain in the ownership of the family who own the Estate, and this ensures that inappropriate local development has been resisted. The Old Brewery – and it is uncertain how long it has been since beer was made there – is a particularly fine Georgian house with some wonderful plasterwork, high ceilings, and many 16-pane sash windows (with original shutters) lending light to the principal rooms. Happy to relate, it is not a listed building.

Under the stewardship of the present owners the house, which extends to some 4500 sq ft, has been meticulously improved, with due deference to the character of the original. Thus there is a splendid modern kitchen with 4-oven Aga, contemporary bathrooms and fenestration renewed as appropriate, and the period fireplaces, ornate plasterwork, panelled doors and high ceilings are redolent of an earlier and more glamorous era.

The house has a separate cottage, barn and tennis court, and there was, in the past, planning permission for some residential development at the rear. This could perhaps be renewed should a future owner have such a requirement.

Outside
At the front of the house there is a deep cobbled area under a fine horse chestnut, and good off-street parking is provided. There are gates to both sides of the house with access along a gravelled drive which sweeps round the back of the house to a turning and parking area, and on up to the barn and garaging. On the south elevation is a flagged terrace accessed from the house, and the main south facing garden beyond is lawned and part walled with herbaceous borders and topiary plantings, spring bulbs including snow drops and aconites, and a fine magnolia.

The separate cottage has two rooms, kitchen and bathroom with electric panelled heating radiators, and the substantial brick barn is on two storeys, part storage and part traditional stalls with cobbled floors. Beyond is the tennis court, kitchen garden with box hedging, and orchard.

Approx 1.32 acres
