Location
Dumpford is a hamlet to the South of the A272 which runs between Petersfield and Midhurst. If coming from London, the fast route is the A3 via the Hindhead tunnel, after which you take the exit for Liphook and then head for Street, and Rogate. Turn Left onto the minor road following the sign for Rogate.

At Rogate turn Left onto the A272 and follow this to Trotton. Here you turn sharp Right [just after Trotton Farm, the bridge controlled by demand traffic lights]. Follow Dumpford Lane for about a mile, do not turn Left at the fork and drive past South Downs Manor. The entrance to Dumpford Farmhouse is then immediately on the right.

If coming from Peterfield, take the A273 signed Midhurst and after Rogate continue on the A272 to Trotton. where you follow the directions given above.

If coming from Chichester and the coast, travel to South Harting and then proceed North to Nyewood. When leaving the village of Nyewood, look for the Right turn into Dumpford Lane. Follow this very narrow lane for about two miles and just before the South Downs Manor, turn Left into the entrance to the farmhouse.

Turn in through the electrically operated oak gates to the parking area.

Tour of the house:
Enter the front garden from the wrought-iron gates, leading to the front door.
The drawing room is 6.15 m in length with large fireplace and oak beams and oak skirting boards and window sill. One wall has old oak frames. The broad window overlooks the garden and creates a lovely and bright atmosphere.

The library has a fitted floor to ceiling oak bookcase, newly installed oak floor and in the old inglenook a Jotul Norwegian wood burning stove. This very sophisticated model has glass doors allowing the view of the flames.

The dining room is 6.35 m in length, allowing for a long dining table. The red AGA is fitted beneath an oak beam which must be one foot in height. Fitted cupboard fro wine glasses and amusing oak box for the wine.

Adjacent to the dining room is the kitchen which has a central island fitted with an antique butchers block, work surfaces in polished elm. There is space for a large fridge between old oak supports. There are interesting brick niches to two walls. The kitchen has now been fitted with a modern gas five burner hob and double electric oven. There is a butler’s sink.

Utility room with stone floor has another butlers sink, shelving and cupboard space and the washing machine.

Cloak room

On the first floor there are four double bedrooms. The two largest look out over the South Downs. The bathrooms strike a very modern note with programmable underfloor heated marble floors in two of them. Two have bidets. All have modern fittings and limestone tiles. The showers are served by a powerful pump.

On the second floor is a further bedroom with steeply sloping eaves and a store room.

Studio
The spacious ground floor room has underfloor heating, adjacent cloakroom with shower. Bedroom six is on the first floor.

Outside :
There is a generous parking area which might accommodate ten cars. The annexe is separated from this area by its front lawn. There are two garages, one very long brick with gabled tiled roof and the other of timber construction with oak front. There is a stream at the bottom of the garden.
There is a well close to the brick garage and an electric pump to draw free water from it.
There is a big shed/workshop with electric power at the bottom of the garden, where the stream runs below steep banks. There is a disused tennis court and pleasant gardens with elderly apple trees. Wisteria and a cottage rose enjoy the South facing walls.

Location
Dumpford is in the South Downs National Park in an extremely peaceful but very friendly rural community. Here you will find plenty of real tractors, busy and successful farmers, much horse riding, shooting and other country pursuits, as well as famous pubs and local restaurants. There is stately home Uppark about three miles away, the Cowdray Estate is famous for polo and at Goodwood there is racing and the well known motoring Festival of Speed. Petersfield is a thriving market town with excellent schools and a fast train service to London or South to Portsmouth. Midhurst is also busy.
