A Georgian period house of immense charm, constructed in approximately 1720 as the Miller of Pangbourne`s residence.

The Mill House is tucked away within the centre of the village, a few minutes walking distance from Pangbourne`s tremendous facilities including specialist shops, restaurants, riverside pubs, medical centre, dental centre, banks, village school and fine church of St James the Less which is just across the road.

One of the secret period houses of Pangbourne, which has no passing vehicular or pedestrian traffic, you really would not know the house was there unless you were visiting. Constructed of red clay brick under a clay tiled roof with an ancient wisteria climbing the front elevations which face south with a pretty private bridge crossing the River Pang at the front to the vegetable garden, and to the side and rear old laid down very private gardens with well-maintained lawns, shrubberies, ornamental trees, including magnolia and fruit trees.

The Mill House is set on an island which is created by the River Pang on the south side and the mill-race to the north.

To the rear there is a single timber constructed garage with attached lean-to terrace and greenhouse which is in it self a pretty building and therefore car parking and garaging could be to the rear rather than the side if so desired. There is a pretty stone laid sun terrace fronting the covered terrace beside the garage ideal for summer dining and entertaining.

There are delightful views over the garden, to in the distance the ancient Pangbourne Bridge at the junction of the main stream and the mill-race.

Within the interior of the property there are large rooms with high ceilings typical of the period a centrally positioned hall with polished natural oak flooring and half panelled walls with an open walk through access into a sitting room which is also half panelled and a fine open fireplace with carved stone surround and hearth with large bay window overlooking the front with views of the Pang.

A large original staircase rises gracefully from the first floor with a gallery above to the landing. There are original exposed beams to the drawing room and pretty Gesso plaster mouldings to wall and ceilings in both the dining room and the drawing room.

The bedrooms have pretty views across the Pangbourne rooftops with large traditional sash windows giving lots of light. On the first floor there are three double bedrooms and a single bedroom all with high ceilings, three with cupboards fitted with wash hand basins. The single bedroom 4 could easily make an excellent en-suite bathroom to the master bedroom. There is also a large well fitted family bathroom.

Staircase to second floor from the landing gives access to another two double bedrooms, one en-suite to a good quality large bathroom. One of these bedrooms has a door giving access to another pretty room once a single bedroom, now used as a store room with lots of beams to walls and ceiling which might be easily converted to an en-suite bathroom to bedroom 6.

There is a large study with double aspect views and a pretty Victorian fireplace flanked by a pair of original arched glass doors to china cupboard with pair of cupboards under. The study is part half panelled with a dado rail.

The inner hall has the original red quarry tiles and leads to the right into the dining room with a walk through access into the drawing room with large open log fire.

The kitchen/breakfast room is a spacious light area with natural oak polished oak flooring, extensive range of pale green painted cupboard and drawer units with a modern gas fired two oven Aga. There are wide working surfaces in polished hardwood with a fitted four ring Neff gas hob. One side of the room is half panelled with a dado rail and there are pretty windows looking down the rear garden to the west.

A door gives access to the utility room where there is a Potterton gas fired boiler and a ceramic butlers sink with maple work surface and drainer with a range of cupboards complimenting the kitchen in colour and design and a door to the cloakroom. There is also a stable door giving access to the rear garden.

Double French doors lead from the kitchen into a pretty modern conservatory properly placed on the east side with flagstone floor and water filled radiator to central heating and door to garden where there is a herb garden with rosemary and fennel bay, a paved terrace which leads round to the gravelled area before the garage.

Special Features: A few of the special features are: *The secluded and very private gardens. *The height of the ceilings throughout. *The large traditional sash windows. *The generous proportions of the bedrooms. *The large family bathroom with separate shower refitted of recent times. *The splendid reception hall. *The very pretty wide original staircase to first floor. *Very pretty well fitted kitchen breakfast room which could easily accept a dining table for 6 or 8 with double doors opening into a large conservatory. *Easy walking distance to all the fantastic facilities within Pangbourne village. *The potential to simply convert bedroom 4 to an en-suite bathroom to the master bedroom and also convert the second floor storeroom which has a window to a bathroom which could be en-suite to bedroom 6, drainage connection is easily to hand to both proposed bathrooms.
